Want a Lot Near Colleyville’s Exclusive Montclair Parc for $14K? Do Your Due Diligence, Realtor Warns

What could you do with a skinny pizza-shaped lot in the middle of Colleyville?

Montclair Drive is a stylish street in an elegant portion of Colleyville’s exclusive Montclair Parc. Cruising around the park-like setting of towering trees and expansive lawns, drivers will pass beautiful homes built in the heart of the North Texas suburb.

The average price of a home listed in Colleyville during the past two years is $978,458, according to Realtor Fran Hoover’s data collected from North Texas Real Estate Information Systems (or NTREIS, for short). Hoover, a broker associate with Keller Williams Southlake and a frequent real estate instructor, also said the median price over the past two years has been $875,000. Now, Montclair Drive is full of beautiful estates on oversized lots, with mature trees in the Grapevine-Colleyville school district, a top-rated district in the state. One would not need to be a Realtor to realize these houses are way above average, even by Colleyville standards.

So, when you see a property on Montclair Drive listed at the bargain price of $14,000, it’s time to tap the brakes. Yes, there’s a listing at 5613 Montclair Drive with a price at a small fraction of other listings in the area. What a deal, right?

Probably not.

Looking Closely on Montclair Drive

Upon further inspection, the listing is for .11 of an acre. That calculates to 4,791.6 square feet. And if you look at the plat, the land appears to be in the shape of a very skinny, very elongated piece of pie. Looks like even finding a place for a small she-shed would be tough to shoe-horn in.

Listing agent Lexington Wright with Northern Crain Realty declined an interview but did email the following: “There is very little information on this track [sic] and it appears to be landlocked. Potential buyers are encouraged to do their due diligence before submitting an offer.”

Hmmm.

Even if you had a tiny sliver of property, the neighborhood is quite nice. For example, the tony Montclair Parc, a gated neighborhood entered from Montclair Drive, features homes with a median sales price of more than $1.4 million. On the opposite side of the street is the neighborhood of Leyton Grove where the median price is also around $1.4 million.  A current Montclair Drive listing at 5513 Montclair Drive with six bedrooms, 10 bathrooms, and 11,531 square feet is on the market for $8.25 million. For reference, it sits on a much more generous 2.2 acres.

Makes one wonder about how many bathrooms and bedrooms one could arrange on slightly more than one-tenth of an acre …

Important Things

As important as location, location, and location are in real estate, just as important are access, access, access. Hoover warns that ingress and egress are pretty darned important.

“For me, as a Realtor, it would make me say ‘Let’s see, who would want to buy this property’,” Hoover quipped. “Basically, the bottom line is that anyone who would consider this type of property would need some very competent legal advice.”
