It’s always a pleasure to visit Park Hill, one of our favorite Near Southside neighborhoods, and listings here come up infrequently.

And this stately Park Hill villa is abundant in the myriad details one expects in these fine 1920s vintage houses. This one at 2217 Winton Terrace West was built in 1927 and has been lovingly maintained and conserved.

Sitting on a nearly half-acre lot, the handsome edifice is constructed in the Texas Mediterranean vernacular, one of my favorite styles.

The main block of the house is symmetrical with an attached loggia to the left, oriented to the back garden. Engaged, Solomonic, half columns frame the arched entrance which is approached from a black random rubble porch.

Impeccable oak flooring deployed throughout the 5,400-square-foot, four-bedroom, three-and-one-half-bath house looks to be replaced but perfectly suits the 95-year-old abode.

The ground floor has multiple living areas of expansive scale ,each containing a fireplace. The formal living area has an impressive Hispano Moresque chimneypiece anchored by the Solomonic columns, which appear frequently in the house.

One arched entrance leads to the kitchen, another to the dining room.

The second living area is only slightly less grand than the first and has arches leading to the sunroom, likely enclosed after construction, which is under the open loggia upstairs. Attractive iron sconces and hanging fixtures sustain the Mediterranean vibe.

The eat-in kitchen was a complete gut and remodel with a professional gas range and island with double stainless sinks. Countertops are contrasting amber and black granite. A galley bar leads to the dining room beyond.

All four bedrooms are on the second floor. The principal bedroom is super-sized and has the third fireplace in the residence. The ensuite bath is a rich mélange of Rosso marble, travertine, and black granite. The bath is a large three-piece with encased garden tub, shower stall, and twin lavatories.

The upstairs loggia overlooks the verdant downstairs garden. In addition, the house has a mostly finished basement. One room has been converted into a home gym.

Completing this beautiful picture is a gorgeous pool wrapped by a stone wall with water features. At the garden room side is a complete outdoor kitchen. A detached garage has three spaces.
