Greenland Hills is one of those neighborhoods where people seldom leave because it’s filled with original historic homes. This charming Tudor Revival cottage is a perfect example of why this East Dallas neighborhood chose to become a conservation district.

In 2003, the eastern portion of the M Streets neighborhood separated to become M Streets East Conservation District in order to preserve the neighborhood’s original collection of Craftsman bungalows, Colonial, and Tudor Revival houses. Now, more than eighty years after its initial development, the historic architecture, variety of styles, and canopies of oak and pecan trees define the M Streets East Conservation District and help the neighborhood maintain the look and feel of an early twentieth-century American suburb.

There is a palpable sense of relief knowing that a giant white box cannot be built next door when you purchase a home as charming as this one.

Over the years, appropriate and sensitive updates have been made to honor the home’s classic 1920s look and feel. The kitchen updates in 2018 include a period-perfect Walker Zanger white subway tile, white Venatino marble countertops, and Waterstreet and Newport Brass hardware.

“The home has one of the best expansions I’ve ever seen,” Compass listing agent Gretchen Brasch said.

Indeed you’d be hard-pressed to figure out where the original house ends and the expansion begins. The expansion included a brilliantly executed attic conversion, so there are now four bedrooms, with the principal on the first floor and a study that could be the fifth bedroom. There are also two enormous walk-in attic spaces for any storage needs.

It seems like one of the requirements for any family home today is a private space for guests and a home office that’s not under the same roof as the kids! This charming Tudor Revival cottage has a completely insulated and air-conditioned two-car garage with 338-square-foot quarters above it.

Family and friends will enjoy the covered patio with a fireplace and turfed yard, and the kiddos will love the fort with a slide in the side yard!

One of the stellar attractions of this M Streets neighborhood is proximity. It is ideally situated between Knox Henderson and Lower Greenville, with easy access to great restaurants and entertainment.
Brasch and Elly Holder have this charming Tudor at 5446 Ridgedale Avenue listed for $1.495 million.
