Sometimes you can get a read on the state of the real estate market by walking the dog in your own neighborhood.

This really is two stories in one; It’s the story of a red hot market with a low inventory of listings and the story of a near-perfect redo in an upward trending Near Southside district. In fact, the renovation happened discreetly over nearly six months with the icing on this rehab cake — the exterior paint job — left for the closing weeks of the project. I chose the word “discreetly” intentionally because this husband-and-wife team would rather stay below the publicity radar though they have not gone undetected by your Fort Worth Friday correspondent. We looked in on a prior project in February, at 5221 Collinwood Avenue.

The charm offensive begins full force at the curb.

The landscape has been cleaned up allowing the profile of the house to emerge. Fresh white paint brightens the frankly drab brick and pulls together the exterior elements of the 1929 vintage Tudor cottage. The on-trend Robin’s Egg Blue accent color is praiseworthy. The formerly dark, musty porch has been transformed into a luminescent and inviting place to hang.

Spoiler Alert: The floor plan of the 2,000-square-foot, three-bedroom, two-bath house is about as open plan as it gets so purists may take offense. Still, the important original elements are all there if you look closely. Retained and refreshed are the vintage windows and doors and Batchelder tile surrounding the fireplace. And the loss of the attic over the living area has created a dramatic, symmetrically gabled, high, ceiling.

The upside of the floor plan rework is the found space for a roomy, modern kitchen with all of the mod cons.

Cabinets go all the way to the ceiling. Three brass pendants hang over the large, center island. A pair of industrial-style lamps illuminate the jazzy, modern take on a farmhouse sink. Countertops are quartz. A dual-fuel range is surmounted by an in cabinetry concealed vent.

Bedrooms are generously proportioned. Floors have been brought back to pristine, like-new condition. The largest bath is luxury spa perfection. Floors are pearlescent marble mosaics. The serene atmosphere of the bath is a result of the beautifully executed proportions of the cabinetry. The brass sconces and hanging mirrors add a note of luxury and warmth to the cool color palette.

There is a detached garage with an attached bonus space which could be converted into an office or an additional guest bedroom. This listing went active last Saturday and is already “Status Pending”
