This week’s Splurge vs. Steal takes us to Richardson, where you’ll find two great properties for sale. One is updated and move-in ready and the other is a real fixer-upper. So, which would you choose — the open concept Splurge or the fixer-upper Steal?

The 1972-built home features a step-down living room with a wood-burning fireplace flanked by built-in bookshelves, an open kitchen with wood floors, and two single-car garages. It’s located in the Yale Park neighborhood of Richardson and zoned for Berkner High School.

Our splurge is a beautiful four-bedroom, 1,863-square-foot home that’s been updated top to bottom. Neutral paint, new floors, updated kitchen, and open floor plan living. I dig the dark brown/black painted brick on the fireplace. Alas, something different!

The kitchen features stainless steel appliances, new countertops, and a glossy gray tile backsplash, and opens to what would be the formal dining room. But that the nice thing about an open concept. Since the kitchen already has a breakfast room to the side, you can make this an extension of the living area.

    Well, to choose between the 2 I’d want to know the price. BUT, personally, I really dislike to updated one that is way too open concept. I don’t like the entire house seeing me in the kitchen and all the noise just echoes. Maybe I don’t want to hear all the endless commercials on TV. I like a cozy kitchen for private talks over tea. If I want company with me while I cook, I go outside and grill.
    (And I don’t always like other peoples’ updates. Man I’ve seen some very TACKY stuff, especially if you are looking out in the countryside. You wonder, “they put the toilet there?!”
    So my preference is to pay less & renovate how I like it.

    Well since you asked, I did want to comment on landscaping. Yes, the sunshine photo on the first house is so much better. But OMG the 2nd house, has NOTHING!
    When I was growing up, every neighborhood house had hedges, flowers, trees, in the front yard AS WELL AS THE BACK. And all sorts of cats and birds lived in them. I scratch my head today when I see 30 year old homes with nothing in the backyard, not a single tree for shade. Why? You mean people lived in that house for 30 years and NO ONE thought to plant even a tree? Has everyone been so house poor that a young tree was too much of an expense? Amazing!
