Forest Oaks is The Best East Dallas Neighborhood That You Don’t Know About (Yet)

Forest Oaks has so much going for it. While the neighborhood has seen an incredible amount of turnover in recent years, it managed to maintain much of its character.

This neighborhood is bound by Ferguson Road, Forest Oaks Drive, Ash Creek, and St. Francis Avenue, which is where you’ll find a fantastic park with tennis courts, a playground, and plenty of room to roam under a canopy of tall trees. And there’s a fantastic neighborhood school across Ash Creek — Alex Sanger Elementary — just a stone’s throw away.

Throw a stone in the other direction and you’ll land near one of the newest listings in the enclave of Forest Oaks. It’s on Creekwood Drive — a street that describes quite literally what you’ll find here. There are tons of tall, mature trees and a lovely creek running behind the midcentury ranch just listed by Compass agent Natalie Newberry Dineen.

She’s done her homework on Forest Oaks, too, and she’s definitely a fan of this location.

“The house is a hidden gem nestled in between Forest Hills and Little Forest Hills,” said Newberry Dineen. “It’s a private neighborhood surrounded by original Midcentury Modern homes that you would never know existed until you stumble upon it. The proximity to White Rock Lake, Sanger Elementary, and the FOE pool are a few of the fun takeaways!”

In case you weren’t aware, the FOE pool is one of the big summer attractions in East Dallas. The spot is a funky oasis just off of Lakeland where the Fraternal Order of Eagles lodge opens its gates to the public for a swim party just about every day during the summer. To be within a bike ride of a great spot to cool off is a huge selling point.

“Finding affordable homes for sale in East Dallas is becoming more difficult by the day,” said Newberry Dineen. “This house, in particular, offers an amazing creek lot and significant outdoor space that most homes in the area do not have.”

It also has a fantastic open floor plan with some gorgeous floors and plenty of great windows from which you can admire the gorgeous trees. There are three bedrooms, three bathrooms, a garage, and a fantastic covered deck that is the perfect spot to grill after you get back from hanging out at the pool. Huge bonus: the vintage O’Keefe & Merritt gas range in the kitchen.

If it sounds like someplace you’d never want to leave, that’s exactly how the sellers feel.

“Sadly, my seller is relocating and hates to see the property go,” Newberry Dineen said, “but finds comfort in knowing that now is the best time to sell.”

That’s an understatement if there ever was one. With all this home has inside — complete with adorable vintage bath tile and a beautiful, deep lot, we’re certain the home already has a great winning bid. That’s not to say you can just put anything on the market, cross your fingers, and hope for the best.

“I can’t say it enough, staging sells, and Lisa Stapp with Staged by Stapp always delivers,” Newberry Dineen said. “Combine that with the right photography and a seller willing to go the extra mile and you have a dream team ready to obtain the best price possible.”

Natalie Newberry Dineen of Compass Real Estate has listed 8457 Creekwood Drive for $499,000.
