Another Lagoon? A New Collin County City Has Signed Up for a Sandy Beach Amenity

Look who’s joined the lagoon craze in North Texas.

Already, Forney, West Dallas, and Weston have detailed plans with Megatel Homes to build a residential community around these manmade sandy amenities. Now Anna is the latest city to add a new residential community with an impressive lagoon project.

The past week, the Anna City Council approved a development agreement with Megatel for the AnaCapri Project. The $800 million development will include 1,239 single-family units, 600 multi-family units, and the 2.3-acre crystal lagoon.

Last month, Megatel announced its $800 million Bellagio Lagoon project north of Interstate 20 just off Farm Road 741 in Forney.

The AnaCapri Project in Anna will feature public and private sand beaches, a surf simulator, a swim-up bar, a kids play area, and a water slide.

The project will be built west of Anna High School beside the planned extension of Rosamond Parkway and Ferguson Parkway. Construction on the project is expected to start in the next three to four months, according to a city of Anna statement.

“I am excited for the impact of this project and look forward to seeing it come to fruition,” Mayor Nate Pike said in the statement. “This is a game-changer for Anna and provides several unique activities for Anna neighbors.”

To assist with infrastructure costs related to the development, the city will create a Public Improvement District and Tax Increment Reinvestment Zone to reimburse costs.

In its statement, the city announced that it will receive more than $2.1 million in Public Improvement District fees and 65 percent of sales/use tax on construction materials. Also, the Anna Economic Development Corporation and Community Development Corporation will each receive 50 cents per ticket sold to enter the lagoon area.

On its website, Megatel announced that its AnaCapri project will have three- to four-bedroom homes starting at $355,000.

Megatel is working on developing 15 additional lagoon communities throughout Texas, Oklahoma, Georgia, Florida, North Carolina, and South Carolina.

In announcing the Forney project, Megatel co-founder Aaron Ipour said: “Megatel lagoon communities have proven to be a game-changing asset type for our firm. We have received tremendous feedback from potential homebuyers, which has greatly exceeded our expectations.”
