See What’s Possible in East Dallas’ Country Club Neighborhood

Possibility. It’s a quality that’s not always easy to see when you’re distracted by something in a home. It could be a bright paint color on the wall, some superfluous clutter, or overgrown landscaping — anything that makes it difficult to picture yourself in that home. But this week’s Splurge vs Steal offers readers my favorite kind of SvS: a before and after glimpse at what’s possible in a home.

The Splurge

Our Splurge and Steal homes are just a street or two apart in the lovely neighborhood of Country Club Park near Dallas Athletic Club. This home at 10841 Sharondale Drive is an updated three-bedroom, two-bath home with 1,398 square feet.

The 1955-built home has been updated with carpet, tile, and wood floors throughout. No 1950s linoleum that I’m sure it once rocked. The remodeled open kitchen features an island, granite countertops, stainless steel appliances, built-in microwave, and a tile backsplash.

There’s an oversized primary bedroom with a large sitting area and updated bath, a separate sunroom that can be used as a second living or game room, and a huge shaded backyard with a storage shed.

Staci Barron of Keller Williams Rockwall has listed 10841 Sharondale Drive for $268,999.

The Steal

Listing agent Gustavo Farruch sees the possibility in this three-bedroom, one-bath home. “Calling all investors, cash or hard money buyers, flippers and do-it-yourself-ers! This home is a great investment opportunity with a ton of potential.”

It really does. The facade of this 1,152-square-foot-home already features a refreshed look and a large front porch that would absolutely stun.

Inside, notice the large open living area with what looks like original hardwood floors. Scroll back a few photos and you’ll notice it’s a little bit larger than the Sharondale home. Behind those drapes, it has three sets of large windows that’ll bathe the room in natural light. Are you starting to see it?

Knock out some space in the eat-in kitchen to achieve a similar open kitchen to our Splurge and pick your favorite combination of countertops, tile backsplash, and painted cabinets. Each of the three bedrooms are surprisingly a good size and offer beautiful floors and plenty of windows. Want more space? Well, there is a huge backyard to make your own.

Gustavo Farruch of EXP Realty has listed 10865 Mandalay Drive for $200,000.
