How did you come up with the idea to market 4636 Chapel Hill with a giveaway to Amalfi Coast for the agent who brings the buyer?

Baldwin: I thought it would be a nice tie-in with my Amalfi Coast event this Saturday. Everyone loves the Amalfi Coast and I thought – who wouldn’t want to go, when they sell this beautiful estate? 

Any details you can provide on the trip that one lucky buyer’s agent will win? 

Baldwin: For the agent who brings the buyer and closes a successful sale – in 2019 – airfare and hotel for five days at a luxury hotel. I’m working with my travel agent now on specifically where. If an agent gets a buyer in quickly, maybe they can have some input! It will definitely be someplace restful and peaceful, with beautiful views!

What has the response been so far? Are you getting more inquiries or having more showings than usual?

Baldwin: I just announced it this Monday at my meeting. It definitely has people thinking about who they can call to come with them to the event this Saturday. I think someone will buy this home who doesn’t even know they want to live on the lake or they are not even looking for a new home. The quality of construction is so high, and the views of the lake are so amazing, you almost think you are in Italy! And you are really only 15 minutes from Hockaday and five minutes from NorthPark Center! People are talking about who they may know who would love to live on the lake in this amazing estate, so it gets agents thinking outside the box too!

Have you ever done anything this out-of-the-box in regard to marketing a property before? 

Baldwin: I always try to envision who is going to buy a listing of mine and then try to find the buyer! This home in particular you really have to get inside to get the feel about the quality, the peacefulness, and the privacy. So I just thought, how am I going to expand the group of people (buyers and agents) to see this spectacular and special home! I’ve never done anything like this, however. This really is outside the box and I think very exciting. 

Let’s talk about 4636 Chapel Hill. What makes it special or unique? 

Baldwin: This is a large home but it is so welcoming and casual. It was a custom architect home for the original owner and no expense was spared in the construction or design. The original owners loved Italy and – I am told – they wanted to entertain their entire family in the great room, in front of the floor to ceiling stone fireplace. It is definitely a home for entertaining family and friends, and for enjoying nature.

The construction is like a commercial building. There is a 3,600-square-foot basement, and the basement even has a basement! You can see the construction details by walking into the mechanical space in the basement. It goes under the driveway and all around the house! There is geothermal HVAC, radiant stone floors, antique beams and reclaimed pecan flooring, an amazing chef’s kitchen open to living – and views from almost every room.

The home also offers complete privacy! The Cloisters is a very friendly and walkable neighborhood, but when you shut the antique doors into the courtyard, you are completely private from the street. And, because you are elevated off the lake, people walking and jogging can’t see you either. The 1.6 acres expands outward towards the lake, so your views actually expand from the back yard. It really is something else. There is not an estate or a view like this in the City of Dallas – I am positive!

Who is it perfect for? 

Baldwin: Someone who likes to have fun! But the buyers who have looked at this estate include sports people who like to entertain but also be secured and private, people who like to have basements for extra entertaining or safety, families with children in the private schools, and anyone with extended friends and family who visit. I’ve also shown quite a few people who are moving to Dallas from another country. I have had numerous empty nester couples who have family who come to town. It really has an intimate feel. So, even one or two people would not feel lost in this casual home.

Why is it a great buy for the area? 

Baldwin: We have just reduced the price to below $6.5 million, which is a compelling pricing for a Dallas estate on 1.6 acres. We compare very favorably against all Dallas area estates. There are only a tiny few truly unique estates on White Rock Lake. The only true comparable that comes to mind is the landmark Mount Vernon, listed by Allie Beth Allman. I think it’s more comparable to a Preston Hollow estate, and you cannot get this kind of home for this pricing anywhere in Preston Hollow! This is truly one of a kind and such an amazing find!
