You had me at theater room.

It’s one of those perks, like a Jacuzzi tub or an elevator — maybe you don’t really need it; maybe you’ll never use it, but it sure is cool.

And one-touch electric shades in the master bedroom, wood-look tile floors, double ovens, and a central vacuum system sweeten the deal on this posh pad at 1210 Winton Drive in Allen.

This Friday Five Hundred selection is a four-bedroom, three-and-a-half-bathroom contemporary home surrounded by walking trails, a nature preserve, and what’s that? Just a little peace and tranquility.

A drive-by down Winton Drive on a hot July morning reveals just a couple of busy landscapers and one friendly neighbor who waves to the weird journalist poking around the Twin Creeks neighborhood.

“I love that this home is situated between a green belt and nature preserve, so it feels much more private than most suburban homes,” said Realtor Brad Lambert. “The design is very clean and contemporary. You get a sense of privacy, which is really nice and unique.”

The custom theater room is equipped with surround sound and media gear – just in case the home gets a little too peaceful.

“[Theater rooms] are becoming more common with newer construction, but you’re not going to spend a ton of money on equipment because they’re leaving all that there,” Lambert said, adding that the home’s only owners traveled frequently and left the property in tip-top shape.

“I don’t think there were even any nail holes in the walls,” he said.

The 3,226-square-foot home sits on an 8,320-square-foot lot, so there’s plenty of room for backyard barbecues and rambunctious children.

The design of this 2016 gem proves that kiddos were taken into consideration. There’s a mudroom with lots of cabinets and the property is energy efficient and equipped with smart home controls. And how about that central vacuum system, which makes cleaning stairs and messy spills a lot more bearable?

Students who live in the area are zoned for Kerr Elementary School, Ereckson Middle School and Allen High School.

“It’s also close to all the things in Allen that people love, like the shops,” Lambert said. “It’s very close to [U.S. Highway] 75 for commuters.”

The upstairs features a Jack and Jill setup with a shared bathroom; the master and a guest bedroom are downstairs.

A spacious kitchen features a six-burner gas cooktop, a no-scratch granite sink and three-speed hood range.

“The kitchen is highly updated, as far as not-the-normal builder-standard kitchen,” Lambert said.

The open space and large windows in the adjacent living area and dining room create a perfect gathering spot for a dinner party or family movie night.

Brad Lambert with Compass has listed 1210 Winton Drive for $554,000.
