Splurge vs Steal: Two Elmwood Homes

Share News:

Elmwood is one of the hottest neighborhoods in Oak Cliff, where cottages are being renovated and flipped by investors.

Our Splurge vs Steal takes us there today, and both houses have been reduced in price. Which one is your favorite?

SPLURGE: REIMAGINED ELMWOOD HOUSE WITH OVER 2,400 SQUARE FEET

A huge renovation at 1206 Ferndale Ave. in Elmwood took this Oak Cliff home and added two bedrooms, a full bathroom, and game room upstairs, as well as redesigning the floorplan. It now has four bedrooms, three bathrooms, and 2,438 square feet on one story, built in 1928.

This house now offers transitional, sleek style and the builder has added a lot of higher-end touches to the home. The downstairs master bedroom has also been renovated and made much larger and now features 10-foot ceilings, crown molding, and 5-inch baseboards. The ensuite master bath has a garden tub and large walk-in closet. The kitchen has grey Shaker-style cabinets, an island, and stainless steel appliances, including a gas range.

This home was listed June 11 by Christina Estrada with Ebby Halliday — Rockwall for $420K, reduced to $413,000.

STEAL: ELMWOOD TUDOR COTTAGE WITH UPDATED STYLE

The picturesque Elmwood Tudor at 1210 Newport Ave. is absolutely adorable with exceptional updates and curb appeal. It has three bedrooms, two bathrooms, and 1,462 square feet on one story, built in 1931.

Ecologically thoughtful gardens greet visitors and drought-resistant landscaping includes fragrant rosemary, thyme, tarragon, and blackberries. Enter a light-filled open living room that flows seamlessly into beautifully renovated kitchen. Warm butcher block countertops, a gas range, and farm sink blend to create a lovely setting. Large walk-in closets throughout offer plenty of storage along with separate laundry room. A third bedroom is tucked away from the other rooms, which makes it a perfect guest room, office space, or separate living area. The backyard features a stone paved patio for enjoying evening sunsets.

This home was listed June 8 by Crystal Gonzalez with Compass Real Estate for $319K, reduced to $299,921.

I’d take the Steal – nice character, finishes, and warmth all around. IMHO That Splurge is awful.
