Real estate doesn’t get much hotter than this modern French eclectic in University Park built by CandysDirt.com Approved Builder Robert Elliot Custom Homes. Ty Vaughn with The Associates Real Estate Brokerage has quietly, and privately, put 3307 Bryn Mawr on the market for $3.995 million. So, you, our dear readers, are the first to know about this stunner.

We are always thrilled to see one of Robert Elliot’s homes hit the market because they are absolutely lovely and so well-thought-out. It’s one of many reasons he’s been named a CandysDirt.com Approved Builder. While a custom builder allows the personality and style of the client to be expressed, Elliot’s depth of experience brings a whole new level of sophistication to every home his team creates. When you build a luxury custom home, it’s an adventure, but if you don’t choose the right builder, it can also be a beat down. It’s hard to separate necessary items from those that are simply superfluous in a house. Thinking through all the details is a chore so, it’s important to work with someone that has done it, a lot, and just gets it.

The entry hall features Phillip Jeffries wallpaper and an Arteriors light fixture.

The ceiling inset has been covered in Eltis wallpaper.

“Robert is just of those guys that does everything right,” Vaughn said. “He thinks about how people live today and adds all the right bells and whistles. He instinctively knows what works and what people appreciate.”

This 8,000-square-foot modern French eclectic was built in 2015 and is one of the last houses that University Park allowed for a flat roof on the third floor. That means there are no awkward varying ceiling heights. With six bedrooms, seven bathrooms, and three stories, we’re happy to tell you there is an elevator to every level!

“There are a lot of empty nesters moving to the Park Cities,” Vaughn said. “The master bedroom suites are generally on the second floor in this area, and people don’t want to worry about stairs.”

The wet bar area features a hand-silvered antique glass backsplash, two ice makers, a Sub-Zero refrigerator drawer, and a wine room.

More Eltis wallpaper graces the wall behind the vessel tub.

Every feature and detail you expect in a custom home has been included in this modern French eclectic, and so many things you don’t expect from the beautiful to the practical. For instance, having a second-floor laundry room, as well as a smaller laundry on the first floor, is something you don’t realize how much you need until you have the experience. Then you cannot ever live in another home without two laundry rooms!

The ceiling is made of Sinker cypress.

The outdoor kitchen features a Lynx 36-inch sear grill and 30-inch sear griddle, as well as two warming drawers — one for food and one for towels, of course!

“I think my favorite feature is the huge stackable slider doors to the patio,” Vaughn said. “You can close in the patio by lowering the phantom screens, bring the indoors out and double your living space for parties. The screen blocks 90 percent of the UV rays, so you feel very little temperature change.”

And check out that outdoor kitchen! Who said kitchens are vanishing? Not in University Park! This is the perfect entertaining space.

The reason this is a private listing is because Elliot’s homes tend to move very quickly. We are just lucky to have found out about it when we did so we can pass this hot listing on to you!
