    I live on this street – great neighborhood. They probably could have listed it for more the comps are comparably more just in Claremont and Lakeland Hills with less square footage. Could have been listed for$380 – have friends who flip and always get more than asking and the houses were listed at $389 and one at $390.

      I agree, this IS a great neighborhood! I noticed the sale prices at the upper end of the neighborhood range. There was also a sale on the subject’s street that was less than $310 and claims to have been remodeled. It is hard to tell looking at pictures if the remodels were comparable. I think they made a good choice listing
      mid- range which could allow potential buyers to offer over list price. However, I am not an agent and, therefore, not the expert regarding listing prices.
