The under-$300K market in DFW is competitive and fast-moving, especially when a property has been renovated and looks great inside and out.

We’ve found a newly listed property that fits this description at 3317 Chadwell Dr. in Farmers Branch, an inner ring suburb just north of LBJ Freeway sandwiched between Carrollton, Addison, and Dallas. This house is our Tuesday Two Hundred and it has three bedrooms, two bathrooms, three living areas, and 1,593 square feet, built in 1961 and reimagined recently with a more modern vibe. Let’s take a look.

Farmers Branch is a formerly sleepy suburb undergoing a Renaissance as the city better utilizes parks and green space, dilapidated houses are being torn down on the city’s dime, and higher quality homes are being built. In addition, shopping centers and other commercial buildings are getting facelifts, and multi-family developments are in phased developments to create a work-play-live, walkable atmosphere. Farmers Branch is becoming a vibrant community.

This home is in a sought-after part of the city adjacent to Brookhaven Country Club, just minutes from the Brookhaven College, and convenient to LBJ Freeway, the Dallas North Tollway, and Interstate 35.

“Before” pictures show that this house was full of cramped, closed-off rooms. A big renovation has touched every corner and opened up much of the floorplan, adding a new HVAC and flooring, both carpet and vinyl planks that look like the real deal. The renovation also added 300 square feet to the floorplan.

The kitchen retains its original footprint, but fresh paint, granite countertops, tumbled stone backsplash, and stainless steel appliances. It’s a big improvement over what was there.

Further back in the house through French doors, find the second living area, a sunny, bright room that could be a big home office, playroom, or game room.

The master bedroom features the vinyl plank floors and an updated ensuite bathroom with a custom shower and walk-in closet. The other bedrooms have new carpet and share an updated hall bathroom with dual sinks and granite countertops.

The large backyard is private with mature lawn and trees and there’s a freshly painted two-car garage.

This home was listed Jan. 25 by Aaron Jistel with ListingSpark for $285,000.
