We love a good before-and-after real estate success story and we’ve found one that shines in Richardson. 

The 1975 home at 1706 Yorkshire Dr. went from outdated to outstanding, getting 37 showings and four offers, one of which was chosen yesterday for over-list. That’s just one reason it is our Thursday Three Hundred

This flip is the work of Holly Montilla and her husband of Moxy Real Estate+Design, a new Dallas company that takes buyers and investors through the process of home buying and renovating with an eye toward luxury and a modern feel. 

“This house was one of our first projects with this particular investor and we love this style of property where we can open it up,” Holly said. “A big hurdle [for people] is the renovation process — they’re not able to do it on their own. We take that off our clients’ shoulders.”

This home has three bedrooms, two full bathrooms, one half bath, two living areas, and 2,047 square feet on one story, built in 1975. 

As you can see from the above photos, the house wasn’t terrible before, just tired-looking and out of fashion. The Montillas figured out the function and then designed it to feel fresh. 

“My husband had been an agent for quite a while when I met him and I went to school for interior design, and I became more interested in real estate and got my license before we moved back to Texas one and a half years ago,” Holly said. “A house is the biggest investment most people will make in their lifetime and we like removing obstacles to [buying and renovating].”

The windows of this house are one of its best features and the updates accentuate them. Painting the exterior in shades of gray helps draw the eye to the entryway windows, for example. 

Inside, the front living room features a soaring vaulted ceiling, floor-to-ceiling brick fireplace, and a cool contemporary ceiling fan. The Montillas knocked down the wall creating a dark galley kitchen and established a huge open concept floorplan for these rooms. On the floors, check out the on-trend wood-look ceramic tiles. 

The old kitchen felt like it was stuck in another decade. Not anymore. Now it has white Shaker-style cabinets, light-colored granite countertops, an island, oversized subway tile backsplash, and stainless steel appliances, including a gas range. 

Just off the kitchen is the second living area, which is staged to function as a dining room and TV room. The sliding glass doors and window have views of the backyard atrium. 

Across the atrium is the master bedroom with its thoroughly modern ensuite bathroom. There you’ll find a sleek soaker tub, oversized walk-in shower, cool tile treatments, and walk-in closet. The other bathrooms were extensively renovated, as well, and have that same contemporary vibe. 

This Richardson home was listed Dec. 29, 2017, by Montilla for $369,000

    I’m the potential buyer who’s offering over listing and Holly Montilla has been completely unprofessional in our negations. She has about 30 minutes to return the phone call to my agent or I will be walking from this deal and making sure the results of several detailed inspections are made available to the public…

          He is still under contact. Set to close next month. This had to do with last day of option back and forth. It all worked out.

            Since MoxyDFW doesn’t participate in any avenues for which I can leave a review (big surprise) this is my only chance.

            We closed on this house and are now finding several issues which were covered up that no home inspector could have found. Moxy and the seller (Old and New Rehabs LLC) used unlicensed contractors who fraudulently bought an AC unit under another contractors name because they didn’t have an HVAC license.

            We came home one night to find water pouring in the living room only to find out it was because a pipe was left unterminated above a light fixture. Just left open…not connected to ANYTHING!

            Anyway, now I’m having to document all of this for when I take them to small claims court as having the installation completed will cost me $2300. I’ve contacted Holly Montilla with MoxyDFW several times in an attempt to resolve this and she no longer returns my calls or emails.

            To anyone reading this, I would be extremely cautious when dealing with MoxyDFW.
