Oh, my. This one is a beauty. This immaculate renovation at 7512 Colgate Avenue could not be any cuter, from a drive-up that delivers a bit of romance, to impeccably clean lines and endless updates. But I think the stagers (or homeowners) here have really outdone themselves. It’s just so lovely inside. I’ll save the curb appeal for after the jump and instead, show you my favorite room in the house. Sigh. It’s so, so pretty, right?

With two bedrooms and two bathrooms in 1,967 square feet, this stunning Caruth Hills ranch-style is listed by Doris Jacobs for $875,000. Just minutes from shopping and dining at NorthPark and Snider Plaza, its location leaves little to be desired. Not everyone gets a red door right. But this one is spot on. And the red windows! All together with the landscaping, it creates some very romantic and charming curb appeal.

The formal living room looks rather … cozy. But that’s a baby grand in there, so it can’t be lacking in square footage. The deep moulding and tray ceilings make the formal living and dining rooms feel grand, open, and airy. You’ll have to use your imagination on the dining room – it’s oddly vacant.

I would absolutely live in this oversized den. With 10-foot ceilings, a wood-burning fireplace, and French doors that open to the back deck, it’s utter perfection. It’s absolutely my favorite room in the house. Again, while much of the charm lies in the soft surfaces here – there’s some excellent taste at play – the bones of this house want for nothing. The hardwoods that run throughout are gorgeous, and the materials selections are perfection.

The kitchen really delivers. Not only is it very prettily done, it boasts every conceivable stainless steel appliance, including a GE Monogram four-burner gas range with griddle, Asko dishwasher, GE Profile microwave oven, a Jenn-Air refrigerator with freezer, double oven, and warming drawer, and a wine cooler refrigerator.

The master suite is just plain dreamy. The tray ceilings and ample natural light create such a tranquil escape. French doors lead to the deck, and although there’s no pool out there now, there could be, and imagine how lovely that would be!

The master bathroom is very nice, with his-and-hers sinks, and a separate shower and jetted tub. Not too shabby!

The second bedroom and bathroom are every bit as nice as the master, and in fact, I like the materials in the guest bath even better than the master bath.

Surrounded by a privacy fence, the backyard features that fantastic deck, as well as plenty of space for the addition of that pool.
