I know, right? Imagine all the dates you’d get with this pad! It kind of reminds me of Ryan Gosling’s place from “Crazy, Stupid, Love,” with its two-story bay of windows, contemporary furniture, clean lines and gray walls. “This urban palazzo, like a Tom Ford stiletto, makes a sleek contemporary statement,” says David Griffin Realtor Sam Saladino.

“I remember seeing it first on an agent tour soon after starting in real estate,” Saladino recalled. “I had long wondered what was behind that interesting, discreet façade. A little Palm Springs, a little Paul Rudolph, with a bit of Hollywood Regency for spice. The terrazzo paved atrium, sinuous copper staircase and sunken koi pond! Divinely decadent!”

Saladino sure does have a way with words! He’s marketing Unit 5E at 3730 Holland Ave. for $524,000, and from his telling, we are already in love. This unit is one of eight in this Harvey Richie-designed condo complex built in 1973. The building is uber sleek, and comes complete with a terrazzo entrance atrium with a Koi pond. HOA fees are $700 a month and include blanket insurance, maintenance, gas, reserves, trash, water, and sewer.

“My clients relocated to Dallas from Tulsa and were unsure what direction they wanted to pursue. Their Tulsa home was a restored cottage and they were ready for a more urban vibe,” Saladino said. “The wife is an artist, and because of her husband’s frequent business travel and an adorable pug, open spaces, good light, and the ability to walk everywhere was a must.”
When the sellers first toured the space, Saladino described the unit as a “long shot” due to its unusual floor plan and spaces.
“I brought up Kelly Wearstler of whom I’d been a longtime fan,” Saladino said. “I had recently met her at a  Neiman Marcus event and love her wit, as well as her reference and interpretation of so many of the decorative styles that I adore. My client was not familiar with Kelly’s work but her curiosity was piqued. After a bit of research she was hooked. In fact my closing gift was Wearstler’s book ‘Rhapsody,’ which became their interior design template.

“After that, Holland was a done deal,” Saladino went on. “She loved my ideas about color, the antelope carpet, how cool the rooftop “widow’s walk” at the top of the spiral staircase is. The unit is the only one of the 8 that has rooftop access, although all the units have some sort of cool outdoor space or view. The building is very ‘Hanging Gardens of Babylon.'”
Saladino says that, from the double-height windows you can spy the top of 3525 Turtle Creek and the Vendome, and that the property has a very Halston, New York townhouse type feel. A gorgeous, glittering cocktail party with guys in velvet tux jackets and women in jersey and sequins would be right at home here. The gas fireplace begs for an intimate conversation, and the mirrored bar is perfect for mixing up drinks.
“It’s all very fluid and sexy,” Saladino said. We completely agree.
