Have you noticed some areas of Dallas getting a bit more expensive? We’re talking about Little Forest Hills, Lake Highlands, Kings Highway, and now Midway Hollow. These aren’t terribly huge homes, and yet they’re going for $500K-plus. Why? Because opportunity is knocking, and investors are flipping homes in key areas with high-end finishes and well-thought-out upgrades.

With four bedrooms, three full baths, and a completely open floorplan in the common areas of this remodeled ranch, you get a lot more than you’d expect.

“It was taken to the studs and is now like new,” says listing agent Pam Brannon with Briggs Freeman Sotheby’s International Realty. “It was done by the well-respected Remodeling Group, and has an outdoor fireplace. Brannon hits all the high points on this home, and we agree that it feels light, bright, and modern, but not too modern to alienate the more traditionally oriented set. In fact, this home is perfectly transitional, and will win over a broad swath of buyers. It’s priced at $519,000, which isn’t surprising considering how popular fully remodeled homes in this area are, and considering this 1951-built home has 1,970 square feet. That’s huge compared to some of the homes nearby.

You’ll love the kitchen, with its slate blue island and cool backsplash. It flows well from the front door through the living and dining areas. There are plenty of cabinets, too, and tons of brand new windows as well. This home has only been on the market for 10 days, but considering the comps and amenities, I don’t think it’ll last too much longer.

The master suite is lovely, and it’s a good size for this floorplan at 16 x 16, and has large walk-in closets with organizers that will satisfy anyone with OCD tendencies. The master bath is very sweet, and has a double vanity, but there’s no tub. I’m not one of those people who can live without a tub in the master bath, so I’ll pass, but it’s a growing trend to have a master suite with only an oversized shower.

The backyard is fantastic, though. It has a cool courtyard-type feel. There’s an outstanding pergola with an outdoor fireplace, too. It’s high style with low maintenance, considering that all you have to do back here is mow grass. No pruning or digging, or cleaning the pool. I love it. What do you think?
