The five-bedroom home at 6739 Lupton Dr. in Preston Hollow is offered by Ebby’s Penny Rivenbark for $2,399,000.

I’ve lived in Preston Hollow for many years and I think it’s one of the most special neighborhoods in Dallas. With oversized lots and tree-lined streets, it has an out-of-the-city feel, but you can get anywhere in town with ease because of its central location, just six miles north of downtown. Fifty six of the acres that make up the neighborhood used to be a dairy farm, and it still has that country feel: did you know that if you have an acre or more in Preston Hollow, it’s grandfathered in that you can have horses? One resident who takes advantage of that is former President George W. Bush!

Of course, you can’t talk about Preston Hollow without noting the incredible, landmark architecture located in the area. These are some of the most impressive — and expensive — houses in Dallas, many of which are estates and mansions.

When it comes to selling Preston Hollow, Ebby Halliday Companies sold one in three homes in the area in 2016, according to MLS data, the industry gold standard for measuring market share. Ebby Halliday Companies, which includes Dallas-based Ebby Halliday Realtors and Dave Perry-Miller Real Estate, as well as Fort Worth-based Williams Trew Real Estate, sold 571 homes in Preston Hollow, garnering an astounding 28.5 percent of the market by units. The nearest competitor sold 10 percent. Even when broken down by individual brands, Ebby’s two Dallas-based brands lead all competitors in Preston Hollow.

Preston HollowBy sales volume, the numbers were even more extraordinary: Ebby and Dave Perry-Miller sold $523.9 million in Preston Hollow residential real estate in 2016, according to MLS data. That’s 33.6 percent of the market – easily more than twice the nearest competitor’s market share of 14.2 percent.

Preston HollowEbby Halliday, the firm’s founder who passed away in 2015 at the age of 104, was herself a resident of Preston Hollow for more than 50 years. In 1964, she purchased the iconic Little White House at the corner of Preston Road and Northwest Highway for about $100,000 and spent almost $50,000 repairing and remodeling the structure. The house had been built in 1926, and at that time was surrounded only by fields. By 1939, enough people lived nearby – almost 800 – that the area incorporated as the Town of Preston Hollow and the building briefly doubled as its town hall.

Today, Ebby Halliday serves Preston Hollow through several sales offices and many agents who are experts in this premier Dallas neighborhood. While you may have seen the ads of firms boasting of being “No. 1” in Preston Hollow and other such vagaries, the MLS numbers verify that Texas’ No. 1 independent residential real estate broker, Ebby Halliday, is truly the No. 1 firm in Preston Hollow.

If you’re thinking of buying or selling in Preston Hollow, go with the folks that know it best: Ebby Halliday Companies.
