If you love a place that has tons of raw potential, this cozy cottage in Linwood Place is your next home.

There is a lot to love about this two-bedroom, one-bath home, but I won’t sugarcoat the schizophrenia-inducing tile in this house. If you’re up to a project, grab your trowel and grout sponge, because you’ll be doing a lot retiling inside 4724 W. Hanover, a new listing offered by the Phyllis Glover Team at Dave Perry-Miller & Associates.

From the front everything looks just as it should be, with slate tile on the porch that perfectly accents the paint and stone on the home’s exterior. And when you step into the living room you can definitely admire the honey-colored hardwoods and neutral paint.

It’s the black-and-white diner-inspired kitchen that starts the cascade of many-colored tiles. The kitchen, which flows from the dining area, is cute enough. Sure, the mis-matched appliances don’t do it any favors, but you can look past that. The glass-front cabinets are cute, as is the corner sink. All in all, it’s not a bad place to prepare a meal (or unload takeout, if that’s more your speed!).

Now, just off the main living area is a rather large den with a Saltillo tile floor and a kiva-style fireplace. While this room feels like a HUGE departure from the rest of the house, I’ll let it slide. I mean, it’s a den — and this den is more of a man cave than anything else.

The bedrooms are places where you’d consider sleeping and that’s pretty much it. Four walls and a door. It’s the bathroom that will get you grabbing for your sledgehammer. I count three different types of tiling in this bathroom — the ceramic counter, the ceramic tub surround, and the Saltillo floor. It’s just too much!

But when you think about this home’s location (PRIME!) and you consider the price (just $289,500!) the amount of tile work you’ll need to do seems almost miniscule. And hey, when you’re taking a break between groutings, you can enjoy the beautiful deck and pergola!

    Even with the "tile project" it's a great buy and has that first-impression drive-up. This one should go fast!
