Just off the phone with Al Coker of Al Coker & Associates, who is marketing an exciting new property in, get this: residential northwest Dallas.

I have not seen them (thank you, rain) but they seem like the perfect answer to what so many downsizing Baby Boomers want: smaller private homes with some yards, privacy, warm contemporary styling, and lock and leave potential so we can get out of Dodge whenever. Just had this convo with Margie Harris and Stephanie Pinkston from Allie Beth Allman at lunch Wednesday: Margie said so many more homes in Park Cities and Preston Hollow would hit the market if owners had somewhere to go.

This development seems to fit the bill of what she was talking about!

The Court at Chapel Downs is a limited collection of twelve modern-inspired performance homes, and the official ground breaking takes place today, Friday the 23rd, in the am though no builder in his or her right mind will start a project until the ground is a bit drier.

The Court at Chapel Downs will even deliver its first three units mid September, 2018, so about eight months from now. I am loving the sleek bathrooms.

Where did the developer find this dirt?

Sparkman

Sparkman Club Estates boasts a mix of newcomers and longtime residents – but the heart of the tight-knit community is its community club (Photos courtesy Cindy Beatty)

It’s a story we heard frequently when we began asking people what they loved about Sparkman Club Estates — a story of children and grandchildren coming back in adulthood to raise their own children in the close-knit neighborhood.

The neighborhood is bordered by Webb Chapel, Royal Lane, Marsh Lane and Merrell Lane, and includes Camelot Drive and Baroness Drive. But the heart of the neighborhood is its 58-year-old community club, which boasts a swimming and tennis facility and a clubhouse that is home to many celebrations, both public and private. (more…)

Ed has done it again! I swear, Ed Murchison seems to constantly nab the most fun midcentury modern listings in the city. This cool 1961-built ranch in Northwest Dallas’ Sparkman Club Estates is so absolutely perfect, with tons of original cabinetry and finishes.

Midway Hollow Modern
Our Saturday Seven Hundred, at 3938 Lively Ln., is a Midway Hollow Modern that is a prime example of why young families are not only flocking into this hot neighborhood, they’re staying.

If builders aren’t flipping, they’re creating spec homes like this cool contemporary built by Brad Thurman of Thurman Real Estate Partners. Thurman finished the 2,674-square-foot home in early 2015. With three bedrooms, three bathrooms, and a powder bath, it’s what young families want today. Of course, it helps when you have a seller with great taste and an excellent designer like Gary Owens on board. Owens not only helped with the interiors, but he’s also responsible for the lovely landscape design.

Dave Perry-Miller agent Michelle McElreath listed this house for $739,000 a few days ago.

“It went under contract to the first person that saw it,” McElreath said. “Every single person that has looked at it has wanted to buy it. We are still showing the house, and people are asking about back up offers. What is so perfect about the house is — it’s just easy. You walk in and even before it was impeccably decorated you think, oh yeah this works. Whether you entertain four or 40, it works. It’s flooded with light but still private. It’s a great house in a great neighborhood.”

3544 Ainsworth AOur smokin’ real estate market has inspired many people to buy dumpy houses, make them beautiful, and sell them for a tidy profit to buyers eager for move-in properties with all the bells and whistles.

Many of these renovations are beautifully executed—take our Thursday Three Hundred, a cottage in Northwest Dallas’ Sparkman Club Estates. As you’ll see from the “before” photos later in this post, this place was the pits.

3544 Ainsworth bNow, the home at 3544 Ainsworth Dr. feel spacious and modern with an open floorplan, refinished hardwoods, refaced stone fireplace, luxe kitchen, and a big master bedroom with a spa-like ensuite bathroom. It’s a 4-3 with 2,061 square feet, built in 1956, located near Royal and Marsh lanes in a desired neighborhood.

So why has this house been sitting on the market for 127 days? Is this flip flopping? Let’s take a look!

3326 Merrell Front

While Candy is on vacation in Maine, I wanted to do a Tuesday Two Hundred that hearkens to the lovely southern coast of our northernmost state. This adorable traditional in Sparkman Club Estates fits the bill. It’s the cedar shake siding, the shutters and fabulous details that make this home feel like a vacation.

3326 Merrell Living

With more than 2,700 square feet, four bedrooms, two full and two half baths, this house has plenty of room for a family who wants to live in a community with great amenities. Considering the home’s address — 3326 Merrell Road — it is extremely accessible to the rest of the Preston Hollow area, as well as downtown, which is less than 15 minutes away.

3326 Merrell Kitchen

This home has been renovated, too, with new surfaces in the kitchen and master bath, as well as fresh paint and gorgeous hardwood floors. The kitchen includes stainless steel appliances and a tile backsplash, and is open to both a breakfast area and family room.

The master suite is downstairs, and is a cozy 15 x 17. It’s a decent size for a king-sized bed and perhaps an armchair, but not quite large enough for a true “retreat” I suppose. Still, I love that the master suite is on the first floor and the other three bedrooms are upstairs.

3326 Merrell Master

The master bath, well, we can’t tell much about it from this photo, which only shows that there are two vanities separated by a wall. There are granite counters and fresh tile, but the cabinetry is a hold-over, and the vanity lights feel a little dated.

3326 Merrell Master Bath

The backyard is an excellent size, though, for gardeners and kids who need a bit of lawn for tossing a ball around. Just imagine having some cold iced tea while your oldest practices kicking goals into a net in the backyard. Relaxing, huh?

And this dream of a house is an affordable one, priced at a recently reduced $294,000. What do you think?

3326 Merrell Back

With a wrap-around front porch and expansive lot, 10455 Countess Drive feels secluded and private.

Sparkman Club Estates is a really great part of Preston Hollow. There’s a lot of high-quality new construction, and you’re close to great shopping and tons of sought-after private school campuses. The lots are pretty sizable, too, and properties on corner lots such as 10455 Countess Drive just seem gigantic. Add in the wrap-around front porch, and this home is perfect for a family!

10455 Countess Drive also features a covered rear patio.

With nearly 4,200 square feet, you can fit a family of five pretty darn comfortably in 10455 Countess Drive. This custom-built Texas Andersen home has five bedrooms and three-and-a-half baths, and a three-car garage. There are scraped hardwoods throughout, too, as well as plantation shutters.

Modern finishes make this kitchen a welcoming place, and I love the two-tone cabinets.

The kitchen is amazing, with tons of granite along with custom cabinets and stainless steel appliances. And it’s open to the rest of the home, too, so you don’t have to feel isolated when you’re whipping up dinner.

This home also has one of my favorite features: a downstairs master bedroom. That’s perfect for families with older children!

And it’s a great value at $575,000, down from $599,000! I’m sure it’ll get snapped up fast!
