On the west side of White Rock Lake is a cozy, established neighborhood called Ridgewood Park. Our Thursday Three Hundred is situated in the heart of the area, steps away from Ridgewood Park and the newly completed Katy Trail extension. It’s a short drive from White Rock Lake and all of the amenities of East Dallas.

Located near E. Lovers Lane and Abrams Road, the cottage at 6546 Axton Ln. is charmed and welcoming. It has two bedrooms, two bathrooms, and 1,385 square feet on one story, built in 1954.

I just spent two days fielding queries about neighborhood schools from folks that just moved into my neighborhood. I’m about to tell our readers the same thing I’ve told them: You always hear about the same schools because they’re great schools, and you may feel like you must buy a home in the attendance zones for those schools, despite the low inventory. But often, there are great schools with the same programs (who just haven’t had those programs as long) sitting right under your nose. In fact, there’s still some time to get into your family’s next home near one of these great undiscovered or under-discussed schools before the school year starts.

So I’m thrilled that Dave Perry-Miller Real Estate asked me to write about the schools that are just as awesome, but are less well-known. Keep in mind, this is just a small sampling — there are schools all over the Dallas Independent School District that have amazing programs that are not the usual suspects. (more…)

Durham Builders

East Dallas has a new modern enclave near White Rock Lake, with three houses built, and four more planned.

The Santa Barbara development, near Mockingbird Lane and W. Lawther Drive, creates a style that fuses native Texas materials with California-style architecture. The result is marvelous, something that’s being called “this-century modern.”

“When we were doing the original modeling, we were doing was more Midcentury Modern [style], but I felt  a Texas modern house would go better with the community,” said builder Miles Durham of Durham Builders. “It seems like the people around the lake and in Lakewood are open to this type and style of house.”

Durham’s father, Robert Durham, is the architect for the Santa Barbara development.

“He has modernist influences, and Frank Lloyd Wright,” Miles said. “He does all of the floorplan layouts and all of the elevations, I do all the finish selections and more. We’ve done a lot of houses and we work well together.”Durham Builders

The Santa Barbara houses are priced between $810K and $825K, and are around 3,200 square feet with four or five bedrooms. The designs include an abundance of large windows, open floorplans, fireplaces clad in Carrera Marble and wood, designer tile, concrete floors, and chef’s kitchens with high-end KitchenAid stainless steel appliances and Silestone quartz countertops.

“It’s extremely affordable by Lakewood standards, and that was important to us,” Miles said.

Ridgewood Park Midcentury Every week, as I research this Tuesday Two Hundred column, and I can always count on finding lots of properties in the $200,000 to $300,000 price range in three Dallas locations: East of White Rock Lake, Northwest Dallas inside 635, and North Oak Cliff.

Certain neighborhoods rarely show up, like the location of today’s Tuesday Two Hundred at 6424 E. Lovers Ln. This Ridgewood Park Midcentury near Lovers and Abrams is in a sweet spot. It’s two blocks from Greenville Avenue and Central Expressway, 1.5 miles from White Rock Lake, 6.5 miles from downtown, and 8 miles from Love Field.

The number speak to the neighborhood’s desirability: Comps on nine nearby properties show an average price-per-square-foot of $205, and an average sale price of $320,436. This house is $170 per square foot, listed by Sandy Maltese with DFW Urban Realty, LLC for $299,900, reduced from $325,000.

Ridgewood Park is bounded by Lovers Lane, Abrams, Fisher Road, and the DART Blue Line on the south. The area feels friendly and safe, and an active neighborhood association hosts family-centered activities like an Easter egg hunt, block parties, Halloween gathering, and July 4th parade.

This house is right on Lovers Lane, which is a six-lane street west of Abrams, but narrows to two lanes east of Abrams, where the home is located. That’s good news for potential buyers, because it indicates less traffic. Across the street is an elementary school.

Today’s Tuesday Two Hundred takes us just north of White Rock Lake in Lakewood to 7325 Rutgers Drive. This fantastic East Dallas neighborhood is full of other handsome midcentury houses like this one, but few are priced as competitively: With a recent price reduction, it is now listed for $299,900, or $185 per square foot. Nearby comps have been averaging almost $200 per square foot.

Built in 1960 and recently updated, this brick house is a 3-2 with 1,617 square feet sitting on 0.178 acres with lovely, mature trees. Located within walking distance of the new playground and splash park at Ridgewood-Belcher Rec Center, this University Terrace property is in the Lakewood Elementary, Long Middle, and Woodrow Wilson High School zones. Nearby private schools include Zion Lutheran, St. Thomas Aquinas Elementary, and Dallas Academy. The neighborhood has a Fourth of July parade and a Halloween party for local kids. Needless to say, the area draws many families.
