Blame it on the heat?

The Texas temperatures are going up, up, up…does it really affect home sales?

We certainly can’t Blame it on the Rain like the great Milli Vanilli song once suggested.  But can we blame a slower summer home sales market in Tarrant County (and others in D/FW if they are truthful) on the Texas heat?

There’s no slowdown you say?  Really?  Then why is it that my email inbox looks like the coupon section of the Sunday paper?

Splurge vs Steal: Two Lovely Lochwood Houses, Reduced in Asking Price | CandysDirt.com

We love East Dallas and Lochwood in particular, one of the most lush, treed neighborhoods. The connection to nature is a big deal here, with greenbelts, creek, park, and close proximity to White Rock Lake. 

For today’s Splurge vs Steal, we’ve headed there to look at two Lochwood houses for sale. As it turns out, both have seen recent reductions in asking price. Which one is your favorite?

ultra modern

We’ve been playing a rousing game of “Is This an Ultra-Modern House or a Correctional Facility” over here today, if you’d like to join in.

But spoiler alert, it is indeed a home — an ultra-modern that could use a landscaping budget. Today’s Tuesday Two Hundred takes us just north of White Rock Lake in Lakewood to 7325 Rutgers Drive. This fantastic East Dallas neighborhood is full of other handsome midcentury houses like this one, but few are priced as competitively: With a recent price reduction, it is now listed for $299,900, or $185 per square foot. Nearby comps have been averaging almost $200 per square foot.

WhittierAWe’ve found a great property that just isn’t selling, and we’re not sure why. This prairie-style, two-story house in Colleyville was listed at the end of August, and had a $25,000 price reduction in mid-October to $599,900, but still, no buyer.

Listed by Beverly Spillyards at Ebby Halliday’s Southlake office, this property at 6712 Whittier Lane is a custom-build, one of the first in the Whittier Heights subdivision in 2004. With 4,776 square feet sitting on over a third of an acre of land, this house has a lot of everything. 9003 Groveland Front

We wrote about 9003 Groveland when it was still a Friday Four Hundred. But last weekend, when my husband was out on a run through the neighborhood with our son in the stroller, he snagged a bright yellow flier advertising this four-bedroom, two-bath home for $389,000. Whoa! That’s a huge reduction from the last time we wrote about this cool house, which was priced at $435,000, and a significant reduction from its original $449,000 price.
