Dave Perry-Miller Real Estate Leads Areas 12 and 18 in North Texas | CandysDirt.com

In Northeast and East Dallas, one brand leads the way in sold volume, market share, and units sold this year. That brand is Dave Perry-Miller Real Estate.

Areas 12 and 18 are some of the most coveted dirt in all of Dallas, and Dave Perry-Miller Real Estate has boots-on-the-ground expertise to make sales happen.

“In these unique areas with old houses next to new ones, you really have to be a student of the market — my colleagues and I at Dave Perry-Miller Real Estate try very hard to do that,” said Nancy Johnson, a Realtor with the brand who has sold one in three Lakewood homes built before 1945 over the last five years. “We can advise people beyond the standard real estate transaction.”

In Area 12 looking at houses over $450,000, Dave Perry-Miller Real Estate represented a 17.8 percent market share during Q1 of 2018. Looking at houses over $1 million, they commanded a 22.96 percent market share. In Area 18 during the same time period, they represented a healthy 18.5 percent market share.

“Dave Perry-Miller Real Estate’s results speak for themselves, and we have worked these areas for decades, so we understand the market nuances,” said Dave Perry-Miller Realtor Scott Jackson. “Our team is on record pace and production and, more importantly, giving our clients the best insight and guidance to making decisions in this competitive marketplace.”

I’ve found four amazing properties represented by the brand that show the range of their properties in Areas 12 and 18. Let’s take a look!

Lake Park Estates

We love a good “before and after,” and today’s Thursday Three Hundred is a beautiful example of renovations done right.

The home at 1010 Tipperary Dr. just hit the market Monday morning, with three bedrooms and two bathrooms, built in 1953. The owners updated the entire space, but the kitchen received the most dramatic transformation. It went from clunky and outdated to dreamy and bright with lots of desirable amenities. Kitchens sell houses, and the owners put their renovation dollars in the right places with their work in 2015.

Located in Lake Park Estates, this home is near N. Buckner Boulevard and E. Lake Highlands Drive. The smart layout maximizes the modest footprint and it feels much bigger than its 1,286 square feet, in part due to the abundant natural light, fresh paint in shades of white, and crisp plantation shutters. This listing won’t last long, so let’s take a look before it gets snatched up.

8829 Hackney a

On the eastern-most edge of the popular Lake Highlands neighborhood is Highland Meadows, a community of 1,390 houses and 17 subdivisions, built from the early 1950s to 2003. As you can imagine, that means a range of  architectural styles and lots of variety in home choices.

Our Tuesday Two Hundred at 8829 Hackney Ln. was one of the earliest built in the area, constructed in 1956 on a corner lot and offering lots of cute Midcentury charm. It’s a 3-2 with 1,619 square feet, close to White Rock Lake and the Dallas Arboretum, and with easy access to most of DFW with its proximity to LBJ Freeway.

This home is zoned for the Richardson ISD, and is in the Wallace Elementary attendance area (this school earns a “7” out of 10 from GreatSchools.org).

It was listed Feb. 19 by Phillip Tilger with Nathan Grace Real Estate for $290,000, and went under contract three days later. Wow. Let’s take a look inside before this one is off the market.
