Last week Joe Kacynski joined Allie Beth Allman & Associates after more than nine years with a boutique brand.

“I really didn’t want to leave where I was but they (Allie Beth Allman) just offer so much that will help me grow my business,” he said. “They also have great name recognition in the area that many of my clients are moving to.”

Kacynski’s specialty has been historic homes in East Dallas, particularly the Hollywood Heights neighborhood he’s called home for the better part of two decades.  A Los Angeles native whose job and family brought him to Texas, he initially didn’t know what to make of Dallas. Then he discovered a Spanish-style house that reminded him of home, in a neighborhood with its own distinct vibe.

“My agent never even mentioned Hollywood Heights or Lakewood. It was a very niche market back then,” he recalls. “I found East Dallas just driving around one day by myself.”

Wood and walls of windows make this 1979-built home feel like an homage to Midcentury Modern and Frank Lloyd Wright design, but has been updated with the clean style and amenities of today’s homes. This four-bedroom, three-bath, and one half-bath home at 6933 Delrose Drive in northeast Dallas is 3,835 square feet and listed by Marmie Leech of Compass Real Estate Texas for $1.65 million.

Designed as his own home, Dallas architect David Ludwick incorporated bringing nature into the living environment through glass window walls — a concept that architect Eddie Maestri later expanded when he and builder Jim Scott & Sons began the home’s renovation in 2017. Delrose Drive was featured on the popular 2018 Lakewood Home Tour and AIA Dallas Tour of Homes, the prestigious architect-curated home tour in Dallas.

Jimmy Tanghongs – president and CEO of The New Modern Home in Plano – is reinventing green homebuilding. Instead of following the industry flow and building traditional energy-efficient houses, he’s forging his own path by developing the nation’s first neighborhood of self-sufficient homes.

One of Tanghongs’ latest custom homes is currently on the drawing board, and will back up to Lake Ray Hubbard.

The 14th annual White Rock Home Tour is one for the record books, and CandysDirt.com — the official media sponsor of this year’s tour — is giving you an exclusive first look at the seven incredible modern homes selected for the annual event. Slated for the weekend of April 27-28, tour-goers a close-up look at two Midcentury Modern homes and five new modern homes, each of which offers can’t miss details and design. Discounted early bird tickets are on sale now for $15 each at whiterockhometour.org.

For the first time in the tour’s history, ticket holders will get a gander at a work-in-progress — specifically, a delicious modern design by architect Cliff Welch in Old Lake Highlands. Patrons will be able to walk through the large home before construction is complete. Welch, as well as builder Clay Robinson, will be on hand to talk about the home. Two of the newer builds on this year’s home tour are designs by CandysDirt.com Approved Builder New Leaf Custom Homes, both of which are located on Forest Trail just behind Flagpole Hill. A sexy design from A. GRUPPO architect Thad Reeves is worth the modest ticket price, too.

“Each of our tour homes offers something unique for our guests,” said White Rock Home Tour chair Alyson Black. We couldn’t agree more!

New Leaf Custom Homes will have two of their builds on this year’s White Rock Home Tour, both of which are on Forest Trail in the White Rock Valley neighborhood.

hip pocketDo you follow CandysDirt on Instagram? It’s another great way to get in touch with us, to see what we’re featuring on the site, and to show us what you’re up to — which is exactly what Kate Walters with Allie Beth Allman & Associates did last week when she pitched us this gorgeous Lakewood hip pocket.

What’s a hip pocket listing? It’s a home that’s for sale, but isn’t listed in the MLS, nor will you find it online on the likes of Zillow, Redfin, etc. Sellers sometimes go this route to protect their privacy, or to test the waters of the market, or even just in the hopes of generating more interest in the home in a market that might be getting a bit saturated.

But Walters is planning on someone falling in love with this home — so she’s even arranged for a champagne sip-and-see on Tuesday, Feb. 12, from 2 p.m. to 4 p.m.

But just in case drinking champagne on a Tuesday afternoon isn’t in the cards for you, we got Walters to share a bit about her hip pocket, including photos and a video. Want to see? Let’s jump. (more…)
