Whether you’re looking at retirement and downsizing, or you’re a first-time buyer looking to get into a popular development in Prosper, a new partnership between Grenadier Homes and California-based The Resmark Companies has right-sized, right-priced options.

The two have partnered to develop 198 single-family attached townhomes in two neighborhoods at Windsong Ranch in Prosper. It will be the only remaining development planned in the master planned community.

Resmark and Grenadier will partner on the second phase of the successful Villas at Windsong Ranch community for the development of 88 single-family attached one-story villa townhomes. A new townhome line of 110 single-family attached two-story townhomes within Windsong Ranch will also be part of the investment.  Sales are expected to begin in summer 2019 with first occupancies in late 2019 and completion in summer 2023, a joint statement from the companies said.

Resmark is based in Los Angeles, but has offices in San Diego and Irvine, California, Austin, Texas, and McLean, Virginia. Grenadier is Dallas-based.

“This is our first investment in Dallas,” Michael Zarola, Senior Vice President of Investments for Resmark’s Land and Housing division, said in a phone interview. “And without it sounding like a sales pitch, what we really do kind of focus on partner first and real estate second.” (more…)

After compiling a list of potential schools and neighborhoods, I’m pleased to announce that the next SCHOOL+HOUSE will be in Midway Hollow on Sept. 24, from 10:30 a.m. to 12:30 p.m. It will be co-sponsored by Grenadier Homes and Hartman Terilli Group/Coldwell Banker.

The three-bedroom, two-and-a-half bath, new construction home is at 4110 Dunhaven Road  and features a study, a gorgeous outdoor entertaining area with a fireplace, and a master closet that is bigger than my first apartment.

What is SCHOOL+HOUSE? It’s part traditional open house, and part meet-and-greet with the folks that can tell you everything you need to know about the schools that feed into Midway Hollow. In this case, three elementary schools (Walnut Hill Elementary, Withers Elementary, and Foster Elementary) and two feeder patterns (Thomas Jefferson and W.T. White) serve this gigantic neighborhood that is bordered by Midway Road, Walnut Hill Lane, Marsh Lane, and Northwest Highway. We’re bringing parents, principals, and other Dallas ISD folks in to answer all your questions. And, of course, Realtors will be on hand to talk inventory and needs as well.

Why do we do this? Because some of the best knowledge about schools comes from the parents and principals who are there every day. They’re informed, involved, and ready to give anyone the ins and outs of sending your child to the schools in the neighborhood.

Grenadier Homes and the Hartman Terilli Realty Group at Coldwell Banker Residential Brokerage will host Dallas-born artist George H. Jones and his iconic contemporary western art during the Texan Tour of Homes in Grenadier’s luxury, 55-plus gated community of South Village.

Jones, known for his bold and whimsical works in the Texan vernacular, will paint a piece during the Aug. 7 event that will be auctioned at the upcoming Carroll Education Foundation benefit. The tour of homes, which will showcase the upscale, livable designs of Grenadier Homes, starts at 11 a.m. at 2908 Riverbrook Way in Southlake, with bites from Wildwood Grill and frozen treats from Texas Ice Cream until 3 p.m.

Orchard Flower

Empty nesters today have a far, far different housing story than their parents’ tale. Right-sizing options are all over the map: get a smaller home, get a bigger home, sell the family homestead, keep your city place as efficient as possible. Empty nesters are building a huge custom home next door to me. And I recently heard of a couple who built a 10,000-square-foot retirement home at age 90, with only one bedroom, in Idaho as a retirement villa.
