I swear, Karen Eubank, the maven behind Eubank Staging and sometimes contributor here on our little blog, has been telling me about this project for weeks.  It’s an incredible Tudor at 5747 Morningside in the M Streets. It’s priced at $649,000 and has three bedrooms and two baths. And it just got one of the most incredible makeovers. Here’s the short of it:

6055 Anita Front

With its growing popularity, the neighborhood surrounding Stonewall Jackson Elementary School has positioned itself as the next Lakewood or Hollywood Heights. There are so many adorable homes here that are attracting all manner of young, hip families. And the school is a nationally recognized one, to boot!

Officially dubbed the W.E. Killam (or Killion, depending on where you look) addition, this neighborhood abuts the elementary campus and is just south of Mockingbird Lane. And in that tiny area you’ll find 6055 Anita Street, a tidy little 1949 traditional home with a cheerful front yard.

At one time I used to dislike Tudors. (Calm down! This is a story of redemption!!!)

After hearing from several Realtors and seeing many charming listings, I am a Tudor convert. I now see why everyone loves these homes so much. They are cozy, ripe with history and character, and full of fantastic details. Dallas is lucky, I suppose, that we have so many homes in this architectural style. We have neighborhoods full of them, just bursting with Tudors, and many are absolutely heartbreaking in their beauty.

However, today, I will introduce to you the perfect Tudor.

Yes, I know that “perfect” is relative. So let me say that there is not one thing I don’t love about this home. That’s what makes it perfect to me

I can now call myself a Tudor convert. I have seen the light, and it is pouring in from wide window trim and leaded glass. I used to think that Tudors were just a claustrophobic bunch, with walls everywhere and no room to breathe, built for bookish people and introverts. The truth is that there’s a Tudor out there for everyone, and this one at 5415 Ridgedale is for me.

I love contemporary and modern design, but sometimes there isn’t enough feminine charm in those types of homes to keep the cuteness factor in a range that makes me swoon. This one, though, a three-bedroom, two-and-a-half-bath red brick Tudor is in the Greenland Hills area of East Dallas, inside the Stonewall Jackson Elementary School attendance area. Close to North Central Expressway and within walking distance (or bicycle!) of Greenville Avenue, this home has tons of great shopping (Trader Joes, Mockingbird Station) and a ton of fantastic restaurants that have earned a spot in Dallas’ most-popular lists year after year.

Now, this is such a wonderful home in that the owners undertook an expansive $30,000 renovation prior to listing this 1926 beauty. You still have tons of original details, including a gorgeous arched front door, leaded glass living room windows, and a Rookwood fireplace that is just dreamy. And check out the cool shadows from those windows in the living room. It doesn’t get much better than that, does it? Paired with the two windows flanking the fireplace, this room is full of natural light.

The dining room, too has a bank of windows that really open up the home. And you’ll also notice that the dining room flows perfectly to the living room thanks to an oversized doorway.

The kitchen has been freshened up, and besides pristine cabinetry, you’ll find commercial-grade stainless steel appliances and huge windows in the expansive breakfast area. Also, do you notice how open the kitchen and breakfast areas seem? That’s something you wouldn’t see in a home this age had it not been expertly renovated. Add in the recessed lighting and the lovely refinished hardwood floors and you have a beautiful traditional kitchen that can accommodate any kind of cookery.5415 Ridgedale Kitchen Breakfast Room

The master suite is where you’ll really appreciate the work these sellers have put in. The master bath was renovated with understated perfection, with tile and texture and an eye toward simplicity. I know I’d love to have a pedestal or claw-foot tub, but that travertine on the walls and floors just gives a lovely visual impact. I also love that they kept the gas heater in place, which is a really great feature during chilly winters.

And yes, there are even more windows in the master bedroom, making this 1,923-square-foot home feel a lot larger than it is. Tons of details, light, and upgrades will make you wonder how these sellers are managing to sell this beautiful home for just $419,000! Are you intrigued? McCommas Front

The M Streets is such a fabulous neighborhood. It has an urban feel and a great elementary school in Stonewall Jackson and feeds into Woodrow Wilson High School. It’s close to great restaurants and entertainment on Greenville Avenue, super close to mass transit at Mockingbird Station, and it’s not far from SMU and the Park Cities.

McCommas Living

And one of the best reasons you’ll love the M Streets is the great assemblage of renovated cottages. This is definitely one of them, at 5311 McCommas. This adorable two-bedroom, one-bath home has 1,288 square feet and is — get this — only $324,900. That’s right! You can buy a home in the M Streets for less than $325K!

McCommas Den

Marketed by Frada Sandler of Dave Perry-Miller and Associates, this cute little house is updated, but has tons of potential, too. Frada says this home could easily add another 122 square feet to become your half bath or laundry room. There’s also a detached two-car garage in the backyard.

McCommas Dining McCommas Kitchen

You’ll just adore the kitchen, which has an attached dining room with a bay window and cozy window seat. The kitchen has great cabinetry and stainless steel appliances, too. Yes, there’s only one bathroom, but that’s pretty common for homes built in the 1930s, of which you’ll find tons in this neighborhood.

What you won’t find is a home with these touches in this price range. This is an absolute deal, folks!

1731 Mary Living

The painting of the cyclist above the dining room bench is a dead giveaway for me that the sellers of this gorgeous M Streets townhome are urban, chic, and home to some folks who would rather commute on two wheels rather than four. Considering that Transit Bikes is just across Greenville Avenue from this adorable three-story unit with attached side yard.

1731 Mary Living 2

With more than 1,500 square feet, two bedrooms and two bathrooms, this unit is great for someone who wants to simplify without sacrificing. You get one garage spot, two living areas, and a very cool roof-top deck that is perfect for entertaining when St. Patrick’s Day rolls around. Listed by Dallas City Center agent Paul Carper for $249,000, 1731 Mary Street is a great value.

1731 Mary Kitchen

Some recent improvements to this 2003-built townhome include new hardwood floors and carpet, brand new water heater and dishwasher, and updated tile and shower in the master bath. While the kitchen is modestly sized, it has plenty of storage and is open to the dining and living areas thanks to a great bar.

1731 Mary Third Floor

I love how open and bright this home is, and the third floor is a versatile space that is being used by the sellers as a nursery. Obviously these folks are looking for a great 1-story ranch in a neighborhood inside the loop with good schools. Who wants to be they are looking in Lakewood or Lake Highlands, huh?

1731 Mary Master 1731 Mary master Bath

The new tile in the five-piece master bath is so pretty, and I love that there’s a second fireplace in the master bedroom. You’ll also love the sweet little side-yard to this townhome, which is great for someone who owns a small dog. And let’s not forget the generous rooftop deck. Such a great feature!

5527 Richard Front

This is exactly the kind of home I like. It’s in a quaint and accessible historic district near a ton of amenities, and it’s got absolutely none of the problems you often find with historic homes, such as horrible ventilation, mis-matched kitchens, sloping foundations, a complete lack of closet space, and antiquated bathrooms.

5527 Richard Living

This home, at 5527 Richard Avenue, is gorgeous inside. It hast three bedrooms, three bathrooms, a beautiful eat-in kitchen with a monster island, a gigantic master suite with a wet bar (yes, you read that right! A wet bar in the master!) and a wonderful balcony and back porch. This 2,999-square-foot stunner is on the market for $499,000 and listed by Nancy Speck of the Speck Realty Group.

5527 Richard Kitchen

Although the listing info says this Craftsman-style home was built in 1922, much of the house is completely remodeled. The only problem with this is that in the course of remodeling, Historic homes often lose some of their charm. Still, don’t let that keep you from marveling at some of the great updates on this home, like the open floor plan on the first level that connects the living area to the kitchen just about seamlessly.

The kitchen is beautiful, especially the oversized island. The counters are granite and the backsplash is marble and the cabinets are custom. All of it is gorgeous. The appliances are all stainless steel, too, which you would expect from a home in this price point.

5527 Richard Sunroom

There’s a sunroom right off the kitchen that is a perfect spot for a chaise lounge, or maybe a little conversation set to enjoy the rays during the winter months. It also gives you a great view of the backyard, which is a good size for a family of 4.

5527 Richard Master

Upstairs you’ll find a gigantic master suite. I mean, this is the largest master I have ever seen in a home this old. The room is a whopping 28 x 16! Incredible! It has a ton of windows and room for a separate sitting area.

5527 Richard Master Wet Bar

Another great feature of this master is the coffee wet bar just outside the oversized balcony. This is a great feature you don’t see very often. It’s perfect, because if you put a little bistro set on the balcony, you have a great spot for a morning cup, which you don’t have to go downstairs to get! Genius!

5527 Richard Master Bath

The master bath is huge, and is a five-piece outfit. The shower and tub combo is a little weird for me. I’m not sure what the idea was to put the tub in the same divided area with the shower, which is huge. Still, I’ll get over that because, man, did you see the size of that shower?

Seriously, this spacious two-story unit with a two-car garage is within walking distance of fantastic restaurants and great shopping.

Nearby is Skillman and Live Oak, which is a hub for the Lakewood/Junius Heights/Swiss Avenue area. With The Mecca, Matt’s, La Calle Doce, and The Wine Therapist, you cannot go wrong with this area. Just down the road on Gaston is the Lakewood Whole Foods, and just up Ross Ave. is Sprouts Farmers Market and the Henderson area.

La Vista Kitchen

This unit has two bedrooms, two and a half baths, and 1,500 square feet for $1,400 a month. Considering the location, that’s a great deal! It’s a little dated inside, but it’s super clean and cared for. Still, it’s above and beyond some of the mountains of antiquated four-plexes in the area that are in far worse shape and all have tenants. Why do these units get leased up? Location, location, location.

The kitchen has a breakfast bar and a gas range, and the living area has a great fireplace for you to cozy around when it’s chilly outside.
