400 AcklingtonEverything is bigger in Texas, and that certainly holds true in the residential real estate of Dallas’ northern suburbs.

But spacious houses can be hard to come by under $300K, so today’s Tuesday Two Hundred listing at 400 Acklington Dr. in Anna caught my eye with 3,701 square feet, four big bedrooms, and 2.5 baths. It is newly listed by Steve Warren at Re/Max Dallas Suburbs for $289,900.

That’s just over $78 a square foot—right on par with comparable sales in the area, which have ranged from $63 to $100 a square foot (and this house is the biggest in size of the recent sales I’ve found).

400 Acklington

Anna is located about 11 miles northeast of McKinney and 40 miles north of Dallas on U.S. Highway 75, State Highway 5, and State Highway 121. Those highways make getting around DFW a cinch. It’s also one of the fastest growing cities in Collin County with about 11,000 residents and offers great amenities, like Natural Springs Park, which is walking distance from the house. This heavily wooded park has a spring that feeds into a pond, as well as a large open space. Future plans for the park include walking trails with three bridges, picnic tables, benches, a gazebo, and a fishing pier.

WhittierAWe’ve found a great property that just isn’t selling, and we’re not sure why. This prairie-style, two-story house in Colleyville was listed at the end of August, and had a $25,000 price reduction in mid-October to $599,900, but still, no buyer.

Listed by Beverly Spillyards at Ebby Halliday’s Southlake office, this property at 6712 Whittier Lane is a custom-build, one of the first in the Whittier Heights subdivision in 2004. With 4,776 square feet sitting on over a third of an acre of land, this house has a lot of everything. It’s a four bedroom, four-and-a-half bathroom house with a three-car garage and all sorts of luxury details. So what’s the deal?

We think Kenneth Robinson might be looking for a new home after next Monday, so we are dedicating today’s Tuesday Two Hundred to him. In case he wants to stay in Flower Mound, but move just a little south, here’s what we found: 2892 square feet on a landcaped lot with trees, hardwood floors, soft paint colors, plantation shutters, tall ceilings and lots of natural light. Four bedrooms, three and a half baths and formals plus gameroom. The kitchen has an island and walk-in pantry, a see-through gas logged fireplace (which by law, I think all homes should have) to the family room. Pretty master with walk-in closet and patio access plus dream spa bath with jetted tub and separate shower. There’s a game room up on the second story and the attic has floored storage for extra space. What is not to like about this house? Built in 1993 it has a brand spanking new roof. Great yard, prize-winning schools. Mr. Robinson might be upset there is no pool, like he has in “his” house, but then I’ll wager he’s getting mighty sick of taking care of that pool about now. This is what I love about our market: $280,000.
