Stephan SardoneParting is such sweet sorrow. At least it is for us at CandysDirt when one of our favorite homebuilders puts his sensational reno on the market.

Stephan Sardone, owner of Sardone Construction, took the L-Streets house at 10229 Linkwood Dr. in Lake Highlands to the studs and reimagined the space entirely. What emerged is extraordinary—we’ve written about it twice, here and here.

“We essentially demolished its entire insides and redesigned it into an open concept that maximized every inch of the home,” he said. “We were able to fit three full bedrooms and two full bathrooms—and the master bath is really large—as well as an incredible open living space and nice-sized kitchen.”

Stephan SardoneTo make this house happen, Sardone partnered with Larry Paschall of HPD Architecture in Oak Lawn. Together, they totally overhauled the 1,320-square-foot interior. They moved all interior walls, changed the layout of the space, and created a vaulted ceiling with wood beams by pushing out a gable on the roof.

Sardone’s abode served both as a home for him and his wife, and as a contractor showcase to show potential clients just how to create a smart, efficient design. It was a no-brainer to choose it as today’s Thursday Three Hundred. It was listed Friday by Michael Cassell at Gilchrist & Company Real Estate for $379,900.

Realtors ask me to come see their homes HOURLY. Darling Maria Centeno with Virginia Cook has been trying to get me over to 5515 Morningside Drive now for ages. And you know what? When Maria talks, I listen and will forever more. This home would have been worth a drive in from — Timbuktu! I don’t know when I’ve seen such an amazing combination of historic Tudor charm on the outside with a totally modern Milly home on the inside! Not to mention you are on a fabulous block in the M Streets, hello, coveted Greenland Hills. The home has been restored and rebuilt with great attention to detail, almost as if the exterior were the shell and the inside is all just brand spanking new.

But still looks old, traditional, charming.

“See these walls?” says Maria? “They are packed with foam. No cool air is escaping these pups come August in Texas.”

The 3012 square foot home home was actually gutted, the exterior brick and stone remaining while the walls were filled with that foam insulation, then the house finished on the inside like a brand new house because guess what, it IS a brand new house. It features an open floor plan with those restored (original) white oak hardwood floors, a stunning kitchen with a sleek and extra-large eat-in island, stainless appliances, granite counter and oodles of storage. Great deck out back in hardi-board, .17 of an acre, one car garage (could be a playhouse) with gated driveway entry.

And here’s something else you won’t find in the hood: a downstairs master with spa shower bath. The master has a friggin’ sitting room! Huge closets. Charming sun room. Honestly, from the front with all the sun windows you will think it’s 1928, the year it was born.

Not!

So master and formals down, two large bedrooms and baths and a center landing/gameroom upstairs with great attic storage to boot. I snapped photos of all the insulation in this house — more than in many homes built today!

Drawbacks: wonder if the one car garage is a turn-off? I have a solution? Sell one car and TAKE DART: this home is worth it! Asking $625,000. Wowsers.

12900 Portifino is basically a dream. I mean, 4195 square feet, three fireplaces, home theater with bar – HOME THEATER! – outdoor kitchen, beautiful finish-out and green as the grass was in June. When the builder, Royal Crest Custom Homes, told me the home was just under $700,000, I said you are lying! This is a great example of why everyone wants to live in Texas, and why everyone wants to emulate our housing market. You get a beautiful home with oodles of square footage, closets the size of Manhattan, jetted master tubs, walk-though showers, all the bells and whistles, without breaking the bank.

OK, full disclosure: you are in southwest Fort Worth, near Benbrook, an area that has experienced significant growth.

12900 Portifino has 4 bedrooms, 4 and a half baths, 3 fireplaces, a home theater that will seat 20 with equipment included, wet bar, huge outdoor living area with grill, thermo windows, foam insulation and radiant barrier decking. Brand spanking new at $699,950. No reason at all why they cannot build these near Dallas.

Yes, I know I cheated. This is supposed to be the $500,000 or less category —  but I was so surprised when I saw this home at this price, I just had to share. The home is west of Fort Worth, in Aledo, Texas. Fabulous area; development so intense the folks there seem oblivious to the nation being in a recession. Portifino is in Tarrant County, but uses the Aledo ISD and, at this point, homeowners pay no city.

So with that tax discount, I thought I got us closer to $500,000.

This baby at 6552 Lake Circle Drive in East Dallas is not even out of the oven yet, but she is already a beauty. Completion a few weeks off, she’ll be more than ready for the holidays. The home is located with wide, wide  frontage on Beard’s Branch & White Rock Creek, lot measuring 124 by 59 feet. The facade is stacked stone and dark wood, plus tons of glass imparting a mid-century sensibility. Five bedrooms, four and one-half baths, upstairs master bedroom with balcony & fireplace. The kitchen opens to the den with great glassy views of the wooded creek.  Gameroom, masterpiece kitchen, two car garage — everything you need tucked efficiently into 4710 square feet. Oh, and there is space for a pool on the almost one-third acre lot.  When it comes to energy efficiency, this is where you will want to kiss this home: foam insulation, 16SEER carrier units, tankless water heaters, low e double paned windows, all the latest and greatest. Dying to see when complete, which we will, so stay tuned! Listed with Becky Frey of Briggs-Freeman for $1,099,000. Not bad. Open this weekend on Sunday, 1 to 3 p.m.
