According to Zillow, 40 percent of first-time homebuyers are married now, compared to 52 percent two decades ago.

Who needs a spouse to buy a first house? Not too many folks anymore.

According to new research from Zillow, only 40 percent of first-time homebuyers are married today, down from 52 percent in the late ’80s.

Why is this? First, fewer people are getting married in general. Barely half of adults (51 percent) were married in 2011, according to the Census Bureau’s American Community Survey data, compared with 72 percent in 1960. Marriage increasingly is being replaced by cohabitation, single-person households, and other living arrangements (mom and dad’s house!).

They’re also waiting longer to get married—the median age for first marriage is now 27 for women and 29 for men, up from 20 for women and 23 for men back in 1960, according to new Pew Research Center analysis of census data.

This real estate trend is showing up in the Dallas-Fort Worth market. One example: ReMax Realtor Ken Lampton says he has a lot of unmarried professional women buying in the Lakewood and Lower Greenville areas of Dallas.

“They don’t have children, so schools aren’t a concern, and they are willing to buy a smaller house in order to be closer to downtown Dallas,” Lampton said.

So, Ebby Halliday Realtor Cathy Browne sent me some information about this super cute Allen home last week before it hit MLS, and I was so excited. This home is just adorable, and at a great price for a family who wants to take advantage of the more-for-less home market in the Collin County suburbs.

Today Cathy says that this beautiful house at 2017 Midhurst was under contract in just TWO DAYS. Two days is pretty incredible but it is mostly due to “current low inventory, and lack of homes with pools in Allen at this time,” Browne said. “I really think that contributed, plus it was in pristine condition, and well-maintained and upgraded by my sellers.”

Talk about unexpected. This home is the very definition of a sleeper. It looks totally unassuming from the front. Very sedate tan brick, plain hedges and oversized front lawn. It’s a very typical curb view for a traditional post war home built in Northwest Dallas. Just outside Midway Hollow, the Timber Trail area is experiencing a ton of growth. Sometimes you really do have to head to the suburbs to find a good deal. With all of the homes in Dallas and Fort Worth getting snapped up so fast, perhaps it’s a good idea to look north to Grapevine, where you can get a great family home for not a lot of money. Imperial House Front

I’m sure you’ve all at least driven past the Imperial House Condos on Averill Way. Built in the early 1960s, it was a new paradigm in luxury living. Today, not much has changed at Imperial House. It’s still quite luxurious and the location behind the pink wall is fantastic. Of course, you won’t have to deal with any construction noise or traffic, now that Transwestern’s plan for an upscale apartment community at Preston and Northwest Highway has been shot down, so you can enjoy a little time at the courtyard pool in peace if you purchase this lovely first-floor unit.
