Wilshire Heights is one of the great neighborhoods of East Dallas, located minutes from the northwest shores of White Rock Lake. It’s close to all the Lakewood offers, as well as Central Expressway, making it a snap to get around the city. 

This week’s Splurge vs Steal houses are in the hear of Wilshire Heights on Martel Avenue (also in the M Streets). They’re near East Mockingbird Lane and Skillman Street in the attendance zone for Stonewall Jackson Elementary School, a major bonus for families. Which one is your favorite?

Today’s Tuesday Two Hundred takes us just north of White Rock Lake in Lakewood to 7325 Rutgers Drive. This fantastic East Dallas neighborhood is full of other handsome midcentury houses like this one, but few are priced as competitively: With a recent price reduction, it is now listed for $299,900, or $185 per square foot. Nearby comps have been averaging almost $200 per square foot.

Built in 1960 and recently updated, this brick house is a 3-2 with 1,617 square feet sitting on 0.178 acres with lovely, mature trees. Located within walking distance of the new playground and splash park at Ridgewood-Belcher Rec Center, this University Terrace property is in the Lakewood Elementary, Long Middle, and Woodrow Wilson High School zones. Reality Check

OK, I admit it. Those of you who thought I was crazy to plan an entire renovation in 7 days were right: I was way too ambitious. We’ve had a few setbacks on the tile-laying front that have now made our timeline nigh impossible. It would take an all-nighter and some miracle fast-drying primer to make it to a completely finished bathroom by Sunday night.

So I’m going to move the goalposts. As long as we have a functional shower and toilet, we are totally copacetic with brushing teeth over the kitchen sink. It just means our dirty coffee mugs are minty fresh for a few more days.

So how did I end up cashing my reality check?

Tax-free weekend has come and gone, and the new school year looms like the dark clouds above us. Well, at least that’s the case if you’re young enough to be heading back to school. I’m sure there are several mothers and fathers and caregivers out there that are intensely delighted about the impending school year.

Perhaps, though, there’s a family out there that is craving more space, whose young tribe needs a home with room to stretch and play in a great Dallas ISD attendence zone, to boot. For those kind of needs, I think University Terrace is a perfect neighborhood. This quiet enclave of ranch homes sandwiched by Northwest Highway and DART’s Blue Line tracks is full of great properties that have been meticulously updated.

The average property value of University Terrace is in the middle range for the Lakewood area, averaging in the mid $200K to $300K range. There’s an active crime watch and tons of young families. You’re really close to shopping, with the Medallion Center just down Northwest Highway, and if cycling is your thing, White Rock Lake is a stone’s throw away.

For all those commuters out there, you’re within walking distance of the White Rock DART station, which will save you money and headaches! If you have misgivings about living close to a DART line, know this: The right-of-way for the tracks includes a greenbelt separating homes from the rails. And the trains are pretty quiet, too.

The house itself, 7318 Rockhurst Drive, is 2,227 square feet and move-in ready. The kitchen is fully updated, with gleaming tile, fresh counters, and stainless steel appliances, including built-in double ovens. You can tell from the openness, there’s been extensive remodeling.
