Bent Tree Fairways

This 1979-built contemporary at 5805 Bent Oak Court in Bent Tree Fairways is a beautiful four-bedroom, six-bath home that checks all the boxes for a busy family. Great location, nearby parks, split bedrooms, and a circular drive for those busy Saturdays coming and going to soccer games, softball, and piano lessons. It’s listed for $674,900 by Cindy O’Gorman at Ebby Halliday Preston Keller, who tells us the seller is offering a $10k buyer incentive for an acceptable offer by April 15, a Tax Day treat!

North of LBJ Freeway near Preston and Hillcrest roads you’ll find some of the best neighborhoods in the city with larger lots, newer homes, and more square footage.

But with those great North Dallas opportunities comes competition from other buyers, so you need a local expert on your side. Ebby Halliday Realtors offers boots-on-the-ground experience from Realtors who know North Dallas inside out.

I’ve found three stellar properties represented by Ebby Halliday that illustrate the care and attention sellers get from them and the opportunities buyers can expect.

Finding a true sense of community can be a challenge as people look for a place to live. Castle Hills is the answer, a 2,800-acre master-planned, gated community located in Lewisville. Not only is it neighborly, it offers proximity to freeways and airports, making it a snap to get around DFW.

The first residents moved into Castle Hills in 1998 and the area has grown and evolved into a live-work-play community. The development offers 25 parks and green spaces, several lakes, and trees planted every 30 feet. Expansive views and signs of nature are all around and quaint bridges and street lamps gracefully guide the way home. Hike-and-bike trails wind throughout Castle Hills offering many outdoor recreational opportunities for residents. Catch-and-release fishing is allowed at the 12-acre park and lake area. What’s not to love?

Home prices range from the high $300s to over $3 million. If you’re navigating the real estate market in Castle Hills, you want the true experts at Ebby Halliday Realtors. I’ve found three of the houses Ebby is representing there that are impressive. Let’s take a look.

Find Coziness in these 'Hygge' Homes Represented by Ebby Halliday Realtors | CandysDirt.com

The Danish concept of hygge is growing in popularity in this country. Hygge (pronounced “who-guh”) is all about coziness and comfort, creating feelings of warmth, contentment, or well-being. And it makes for a perfect home environment: welcoming and wonderful!

During winter, hygge is particularly appealing. When it’s cold outside, there’s nothing like an intimate evening at home with friends or family.

As temperatures drop in DFW, I’ve found three luxury homes represented by Ebby Halliday Realtors that have plenty of hygge elements, from multiple fireplaces to snug seating areas. So curl up with a warm drink and enjoy!

Real Estate Story
HGTV Ultimate House Hunt

The Mediterranean estate at 6436 Sudbury Rd. in Plano is one of three Ebby properties in the 2016 HGTV Ultimate House Hunt.

HGTV’s Ultimate House Hunt 2016 is underway, and three DFW properties have made the contest for the world’s most amazing homes for sale. All three are listed by Ebby Halliday Realtors, with two in Plano and one in Prosper (Deion Sanders’ former home).

“We’re honored to have three incredible homes nominated in HGTV’s Ultimate House Hunt competition this year,” said Randall Graham, vice president and director of marketing for Ebby Halliday Realtors. “Our associates represent some of the area’s very best properties. These homes benefit from many marketing advantages because of our association with Leading Real Estate Companies of the World and its luxury division, Luxury Portfolio International, which has more $1 million-plus properties than any other luxury real estate network.”

6523 Lupton IHOTW

We scroll through a lot of listings every day. Sometimes we just sit back, gaze at the screen, and say “Wow!” This Preston Hollow French Eclectic at 6523 Lupton is a stunner. What caught our eye is the craftsmanship and after a little digging we’re not surprised to find it was built by Danes Custom Homes. Yes, the owners really are Danish, hence the name, and they grew up in homes that were over a hundred years old which inspired the company ethos:

“When you build a home you want to make it timeless, elegant, and functional and you build it to last.”

Sustainability is often overlooked by luxury home builders. It’s refreshing to see a company that makes this a priority and goes out of their way to use ecologically sound materials and building strategies. Everyone wants a smart home investment these days, regardless of the price point. This is 6,638-square-feet of gorgeous genius. The house was actually built in 2012 for a top Frito Lay honcho and his wife who are now moving on. Some lucky buyer will have the benefit of this sharp couple’s smart choices and maybe even find a stash of Fritos left inside the cupboard!

5108 Silver Lake Drive extIs it faster to get to DFW now from Plano over Dallas?

Last Thursday Ebby Halliday agent extraordinaire Cindy O’Gorman was in the national spotlight on  CNBC talking about our uber hot real estate market, focusing on Plano, though the spot was teased “we are going to go to Dallas.” Cindy is a mega producing agent — number 33 nationally on the Wall Street Journal’s list, and her group closed $143 million last year, mostly in the Plano/Bent Tree area. She’s got 105 plus listings on her site, mostly in Plano and Frisco, but a good bit on Flower Mound, Southlake, and Preston Hollow. Cindy told The Power House peeps you can get a pretty decent home in Plano for under $100 a square foot, with great schools to boot. Oh, don’t we know it?

Cindy on CNBC

The only thing I disagree with Cindy on is her estimate of how far Plano is from downtown Dallas, or even, let’s say, Preston Center. Cindy said Plano is 20 minutes from BOTH DFW and downtown Dallas. We just got back from the airport and right now, it’s a good 30 minutes to/from DFW from north Dallas traveling the mess that is LBJ. That is barring any traffic!

Cindy O Gorman

And I disagree that Plano is just 20 minutes from downtown Dallas, again because of the traffic. But Cindy may be right about getting to DFW in 20 minutes from Plano. I mean, I think you can get to Amarillo now faster than you can get to DFW from North Dallas on LBJ.

Here are the three listings Cindy chatted up on CNBC: 2800 Longtown Drive for $374,900, 5737 River Rock Lane at $549,900 and 6901 Crystal Falls at $750,000. I don’t know why she didn’t show this $1.299 million deal at 5108 Silver Lake Drive: they said everything’s bigger in Texas, and have you ever seen such a huge master shower? And do those front windows look like photos in an album to you, too?5108 Silver Lake Drive master bath 5108 Silver Lake Drive kitchen
