Home valuations aren’t the only things that have been ticking up in Texas. Real estate agent commissions have also been on the rise.

As previously reported by CandysDirt.com, agent commissions were clocked as the biggest regret by recent sellers surveyed by the cash-offer home selling platform Clever Offers. The survey was nationwide, but a subsequent survey of agents had some data strictly from the Lone Star State.

Commissions averaged 5.57% of a home’s sale price in 2024, marking an increase from 5.5% in 2021. Meanwhile, the national average went from 5.45% to 5.32% during the same period. And last month, the Texas average was clocked at 5.85%.

Listing agents took in 2.88% in September, and buyer agents got 2.97%, according to Clever Offers.

Homeowners looking to reduce costs can negotiate commission rates with their agents or consider working with discount brokerages. It’s essential to discuss and agree upon commission fees before signing any listing agreements to ensure clarity and avoid unexpected expenses.

The report also flashed a little home sale data from the start of October. Statewide, inventory was sitting at 151,914 homes — about a 7 months’ supply. The median days on market was 77. The median listing price was $369,000, with homes selling for $360,700 on average.

Zooming in on Dallas, inventory stood at 42,784 homes for a supply of 6.57 months. Median days on market was 76. The average listing price came in at $419,450, and homes sold for $432,600 on average.
