Exxir Capital is not your typical developer. The vertically integrated real estate and hospitality firm is family owned and operated, with Chairman Farrokh Nazerian, CEO Michael Nazerian, and Vice President of Hospitality Natasha Nazerian heading up the company. The family factor makes a substantial difference in the development sector, as does keeping all the decision-making under one roof. From development to design, the company thoughtfully oversees every aspect of what they create.

Everything is designed with intention, whether it’s a Moroccan-inspired cocktail bar, a chic, sophisticated nail salon, or the now legendary annual Tipsy Elf holiday installation. Each Exxir concept has one thing in common: the magic of place. Artistry, culture, and beauty are woven throughout each development.

It did not fully hit me until last week when I was taking in a show at Revelers Hall in Bishop Arts.I parked about eight blocks away and, while walking, found myself in the heart of multiple Exxir developments. As I wove my way from the exotic Casablanca bar to the lush outdoor gardens of the Paradiso restaurant, I wanted to linger. It was like being suddenly immersed in a small, lively, and welcoming European neighborhood. That environment is another specialty of Exxir. They understand how to design places that encourage you to live, work, and play awhile.

Of course, it all begins with the architecture. Thea Van Loggerenberg is a Vice President of Development at Exxir and owner of Matchstik Architecture. She has worked closely with the Nazerian family for years.

“When Farrokh told me about what he wanted to do in Bishop Arts there were just old houses and fire ants, “ Van Loggerenberg said. “I just did not see it. He said it’s going to be amazing. Everything he told me we would do in the beginning is happening. The next phase is twice as big and twice as beautiful. Farrokh is such a visionary and Michael working with his father to make this happen is an amazing journey.”

People Come First With Exxir

Creating spaces that put people first, where they thrive and share life experiences, is another thing that separates Exxir from other developers. “We must have buildings with soul and deliver places that are meaningful,” Loggerenberg said.

Exxir Creative Director LeRoy Poignant has a lot to do with creating that meaning.

“I wear a lot of hats, Poignant said.  “I have my hand in everything from marketing and interior design to the functionality of an empty space and new concepts.”

Poignant is also involved in branding,  translating a logo, and bringing life to the space.

When the Bishop Canopy apartment development was unfolding, Michael Nazerian wanted to see a French Moroccan take on the space. Poignant researched tile and ended up designing it.

“I never thought I’d be designing tile, but there I am, on the computer, building it and pushing it into the real world,” Poignant said. “I get to be very creative and see my work come to life.”

The collaborative atmosphere and creative freedom at Exxir are palpable, as is their dedication to creating community. We can’t wait to see what they do next!
