This week’s Splurge versus Steal takes us to the Huntington Park neighborhood of central Plano where two homes are only a street apart but there’s a world of difference.

The Splurge

Take in the charm of 3200 Dover Drive in Plano. With five bedrooms and four baths, this 2,792 square-foot home features tons of updates throughout.

Let’s start with the facade. Too many times we’ve seen homeowners slap a coat of white paint on the exterior brick and call it a day. I’ve even seen one half a brick duplex painted white and the other side not. But here, the sellers gave the brick a wash of white paint and the result is lovely. The home features a circular drive in front and a covered sitting porch.

Inside, you’ll find a spacious living area with a fireplace and vaulted beamed ceiling, plus a second living room that opens to an enclosed sunroom with a wet bar and a pullout Fisher Paykel dishwasher.

The kitchen’s been renovated to include an open dining area plus breakfast nook. Textured glass-front cabinets, surround tile backsplash, and some serious commercial-grade stainless steel appliances round out the kitchen.

The primary suite and two bedrooms are downstairs, while two bedrooms and a jack and jill bath are upstairs. A pool, a two-car garage, and additional parking for two on the side of the house round out this Plano property.

The Steal

Just a street over, you’ll find 3105 Saint Ives Court in Plano. This 1977-built home has three bedrooms, two baths, a powder bath, and 2,225 square feet on a 0.31 acre lot.

Now, this home does have some challenges, but when you see the potential that the Dover Drive home has, you might feel up for the task of bringing this old gal back to her glory.

The listing agent discloses in the listing that he’s related to the home’s owner. It has water damage in the primary bath and repairs needed on the pool. As with most North Texas homes, it has known foundation issues and there’s a sewer issue, as well. As such, the home is offered as is with no repairs to be made.

But let’s look at the bones. The living room has a wet bar and what appears to be a potentially impressive stone fireplace that’s just out of frame. Just on the other side of the wet bar is a second living area with beamed ceilings and a French door to the covered patio.

The backyard is huuuuge with a pool with wooden deck, lots of yard space, and a quality board-on-board fence to boot.
