Innovative Ways to Promote an Open House

Open houses have never been so lucrative. In this hot housing market with low inventory, an open house is no longer about getting an offer on a house. It’s how you get many, many offers on your listing.

We’d like to offer a few pieces of expert advice for our real estate professionals out there.

1. Use Good Listing Photos

Good real estate photography makes your listing shine, so have professional photos taken of your listing. If you don’t want to spring for professional photography, then take the time to take great photos on your iPhone. That means pulling up the blinds for more light, using a tripod if you don’t have a steady hand to avoid blurry photos, and taking photos at eye level. That’s how people see a room, so taking a photo at an impossibly high angle feels unnatural for viewers.

2. Use Home Staging

More Realtors are using staging than ever before, and with good reason. Homes look better with furniture. But it’s a double edged sword. If a home is empty, buyers have a hard time picturing a living area. Where would the sofa, the coffee table, the floor lamps go? But if the sellers have too much furniture or a dated, heavy design, buyers have a hard time looking past that to see the home itself. That’s why a home shows best with minimal transitional furniture arranged by a design professional, our resident home stager Karen Eubank says. And she’ll tell you if it’s selling for a million-plus, there’s really no excuse.

3. Advertise Your Open House

Realtors will tell you that sponsoring an article on CandysDirt.com is a great way to get more eyes on your listing and show sellers you’re thinking outside the box for marketing.
