Our Tuesday Two Hundred takes us to the the heart of Oak Cliff’s Dells District to a darling abode just listed Friday. 

The house at 3327 Ivandell Ave. offers the opportunity to buy in this up-and-coming neighborhood before prices go through the roof. It’s an upgraded home with a lot of personality and two bedrooms, two bathrooms, and 1,305 square feet, built in 1946. 

“The character of the houses is what is so unique to the area,” said listing agent Kristina Anderson with Ebby Halliday Realtors. “It’s got hardwoods, the footprint is great, it’s cozy, and you have the culture of the whole area — this is a fantastic house.”

The Dells District is located southwest of the Jefferson Boulevard and Westmoreland Road intersection in Oak Cliff, according to the Old Oak Cliff Conservation League:

It was first developed as the Irwindell Addition by a Mr. Irwin in the late 1920s…Development [slowed] until after WWII when a number of small, traditional ranch-style houses were constructed on the remaining lots. These homes, with exteriors of pale brick, limestone, or a combination of the two, blend well with the older cottages, keeping the same scale as their Tudor counterparts. 

Homeowners Christy Robinson and Brian Peters say they knew they were going to buy in Oak Cliff. When they found this house in the Dells District, it was a perfect fit. 

“We had been looking and looking and we were getting weary, but were determined not to just grab a house,” Robinson said. “We loved this house for a lot of reasons, like its hand-scraped original hardwood floors, which we had professionally cleaned, and quirks to the house that we had never seen before, like the brick flooring in the kitchen.” 

This house is just a block from the 15-acre Martin Weiss Park, which offers trails, a rec center, pool, sports fields and courts, playground, and pavilion.  

Inside the house, a welcoming feel carries from the large living area with oversized windows, past the kitchen, into the second living area with brick wood-burning fireplace. Robinson and Peters replaced all the windows, which were painted shut, with low-E windows, and say the cooling bills dropped significantly. The roof is also newer, from 2015, coupled with 18-inch insulation in the attic. 

The upgraded kitchen includes white cabinetry, granite countertops, a stainless steel gas range and refrigerator, and original brick flooring. 

One brilliant renovation choice made by the homeowners was adding a second bathroom — that’s a rarity in this neighborhood. They carved out space for a master bath from an oversized closet, and it’s a beautiful area with a large glass walk-in shower and hexagon tile flooring. The other bathroom has its retro 1940’s tile floor, but a new pedestal sink and tub tile. 

The backyard feels large, with lots of grassy green space, mature trees, and a one-car detached garage. 

This home was listed July 7 by Anderson for $279,900.
