Thursday Three Hundred: Be Close to Pretty Much Everything in This Pretty Greenland Hills Tudor

Some homes are beautiful, and some homes are charming. The homes that are my favorites, though, are the cute ones. They are the ones that somehow manage to be both beautiful and charming at the same time. They have little details that make you gasp in delight. They are they homes you picture your furniture in.

Marketed by Nancy Johnson of Dave Perry-Miller and Associates, this Greenland Hills Tudor at 5135 Vanderbilt is so cute, and I am imagining my furniture inside this house as I type this. I’m thinking that I’ll put some bright Adirondack chairs with some cozy cushions and foot rests in the sunroom, perhaps with a chaise lounge, so I can soak up some warm sunshine while I read a good book, or catch up on a few real estate blogs.

I know that this two-bedroom, two-bath home will accomodate most of my things. It has an ample 1,416 square feet — enough room if we toss out half of my husband’s baseball memorabilia and most of his Star Wars action figures. It wouldn’t be hard to do considering how often I fantasize about it (kidding, dear!). It’s listed for $349,900.

There’s plenty of room for a family of three, or perhaps even newlyweds who want to be close to shopping, restaurants, and within 10 minutes of downtown. Greenland Hills is adjacent to the M Streets, which is a well-established neighborhood where well-maintained homes hold their value.

Now there’s really only one thing I would change about this house, and that’s the tile in the kitchen and breakfast area. When you’re renovating a space, you have to be careful about making your choices too personal. Now, if you don’t plan on being buried somewhere on the property, I would say that green 12-inch tile would be a less-than-stellar choice. Still, it doesn’t put me off from the house as a whole.

I do like the size of the bedrooms, and I can definitely appreciate the windows and the renovated bathrooms. Tudors tend to have non-existent storage, so I am glad to hear that there is some solid closet space in this home. Bathrooms also tend to be small in Tudors, but at least the master bath has a large shower to make those mornings feel a little less cramped.

The backyard is a great spot for entertaining. Tons of lush grass that leads to a fabulous deck will have your guests asking for another Guiness, because there’s no way they’re leaving your backyard for Greenville Avenue this St. Patrick’s Day — it’s where the party’s at!
