According to a recent report from CoreLogic, home prices in the Dallas-Fort Worth Metroplex increased by nearly 4 percent from February 2018 to February 2019.

In the State of Texas, Fort Worth took home first prize as the municipality where home prices increased the most during that span with 5.7 percent increase.  Not a prize to be proud of, necessarily.

This is nothing new.  We have seen home prices increase since the Great Recession.  While price increases certainly aren’t fun for home buyers, they haven’t stopped the Dallas-Fort Worth area from being one of the hottest relocation destinations in the United States

Tarrant Tax Appraisal District Doing Its Thing

What is unsettling is that local municipalities continue to abuse this housing boom and overall strong economy to inflate property values when it comes to tax appraisal time.

In a recent story by the Fort Worth Star-Telegram, Tarrant County chief appraiser Jeffrey Law was quoted that 2019 tax values would most likely increase 7 to 10 percent.

The school system is so broken

Everyone wants to live in a highly rated school district, but not everyone can afford that anymore in Tarrant County.

Yes “location, location, location” is still the first thing that comes out of a buyer’s mouth when asked what’s important in their next home.  The second is typically, “We want to live in a good school district!”

Of course, as a licensed real estate sales professionals, we are gagged and bound by money-taking governmental bodies that forbid us from giving facts, figures, or opinions on local schools and school districts.  But thanks to the World Wide Interweb it’s not that difficult to find.

Recently, the Texas Education Agency (TEA) released the 2018 D/FW School District Accountability Ratings, and it’s very telling in regards to real estate.

Get ready West Fort Worth…this could be you soon

“Come gather ’round people, wherever you roam, and admit that the waters around you have grown…” sang Mr. Bob Dylan in his 1964 hit “The Times They Are A Changin’.”

Obviously Bob was talking about Texas real estate and development when mentioning changin’ and growing waters around us.  While we don’t necessarily have growing waters, the developments and communities in West Tarrant and Parker County sure are a changin’.

In Part One of this recent series of Fort Worth growth, we looked at Walsh and how this new 7,200 acre master planned community will alter the housing landscape forever.

Part Two focused on Walsh and how it is being developed for today and tomorrow with forward-thinking amenities and infrastructure.

“The average increase for almost every homeowner will be around 14%, is what we have heard,” says our Tax Doctor, Rob Wheelock.

Why?

“Look at Case-Shiller and sales, look at what you have been writing,” said Rob. “Values are up overall,  including commercial, which might even get hit heavier than residential.”
