Oak Lawn Townhome

If real estate is all about location, location, location, then the new Oak Lawn townhomes being built at 4607 Steel St. are a shining example of what’s on the market in a prime neighborhood for under $400K.

With contemporary stylings, open-concept floorplans with high ceilings, and views of downtown Dallas from the fourth-floor rooftop decks, it’s no wonder the first ten of the Hawthorne Street Townhouses sold before construction was complete.

To meet demand, developer Urban Innovations is building seven more, and two of those have pre-sold, says construction manager David Espedal.

Located near Maple and Hawthorne avenues, these townhomes are so new, they aren’t even in Google yet. If you want to find them, look up “2515 Hawthorne Ave., Dallas, TX 75219.”

This gated community will have 17 townhomes at build-out, each of them three bedroom/3.5 bathrooms on three stories with 2,119 square feet. A fourth-floor deck, second-story balcony, and first-floor private yard provide additional space for outdoor living.

Today’s Thursday Three Hundred townhomes are listed by Stephen Hemphill with Urban Lofts Townhomes for $399,900.

1731 Mary Living

The painting of the cyclist above the dining room bench is a dead giveaway for me that the sellers of this gorgeous M Streets townhome are urban, chic, and home to some folks who would rather commute on two wheels rather than four. Considering that Transit Bikes is just across Greenville Avenue from this adorable three-story unit with attached side yard.

1731 Mary Living 2

With more than 1,500 square feet, two bedrooms and two bathrooms, this unit is great for someone who wants to simplify without sacrificing. You get one garage spot, two living areas, and a very cool roof-top deck that is perfect for entertaining when St. Patrick’s Day rolls around. Listed by Dallas City Center agent Paul Carper for $249,000, 1731 Mary Street is a great value.

1731 Mary Kitchen

Some recent improvements to this 2003-built townhome include new hardwood floors and carpet, brand new water heater and dishwasher, and updated tile and shower in the master bath. While the kitchen is modestly sized, it has plenty of storage and is open to the dining and living areas thanks to a great bar.

1731 Mary Third Floor

I love how open and bright this home is, and the third floor is a versatile space that is being used by the sellers as a nursery. Obviously these folks are looking for a great 1-story ranch in a neighborhood inside the loop with good schools. Who wants to be they are looking in Lakewood or Lake Highlands, huh?

The new tile in the five-piece master bath is so pretty, and I love that there’s a second fireplace in the master bedroom. You’ll also love the sweet little side-yard to this townhome, which is great for someone who owns a small dog. And let’s not forget the generous rooftop deck. Such a great feature!

What do you think?

Looking for great views? You can see all of downtown Dallas at sunset from this townhome's deck!

So you’re thinking of downsizing, but you don’t want to move into any ol’ bland condo. Or perhaps you’re a young family looking to capitalize on downtown Dallas’ growing urban core before the prices get too ridiculous. Or maybe you’re a young professional looking to buy your first home in a hip, walkable area?

Regardless of which group you fit in, you’re not going to love this Farmer’s Market townhome   at 912 Cesar Chavez Blvd. because of its updated kitchen with granite countertops and oversized island. And the spacious master bedroom with equally roomy bathroom isn’t going to be what reels you in.

No, it’s going to be that gigantic, 590-square-foot rooftop deck with 360-degree views of the city that will have you at “hello.” According to the listing from Dave Perry-Miller’s Lance Blann of Big D Living, this rooftop deck is quite possibly the largest one in all of Dallas. There’s also a petite balcony off the living room, which is perfect for entertaining.

Now, I know our readers will see that, yes, this three bedroom, three-and-a-half bath townhome has an awesome deck and beautiful wood floors, but I am having a little trouble with the TV in the bathroom. Is this a thing? Tell me it isn’t!

In any case, this adorable townhome has all of the perks of a single-family home with none of the lawn to mow. And it’s a very reasonable $389,000!

Kari Schlegel is listing her hubby’s cute condo over at 1719 Mary Street, in East dallas near Ross, and is getting ready to reduce the price. (Shh. I didn’t tell you.) This is an end unit, which she says has more windows and light than the others. Two bedrooms, two baths, three stories, built in 2003. HOA’s are only $75 a month — that’s a far cry from the W where Kari and Troy live now!

This condo really has it all! The sleek hardwood floors are brand new. The rooftop deck provides views of downtown Dallas. All new A/C unit kept the place super cool during our heat wave. In the kitchen, which is admittedly a bachelor’s pad, but a tasteful bachelor’s pad, there are granite countertops looking over the open living, kitchen, and dining floorplan. There is also a large space for study, office, or sitting area off of a great third floor master bedroom with loft overlooking the downstairs dining area. Sold furnished. Great investment: a unit with a little, no make that a lot, of romance behind it…$224,000.
