Hampton HillsThe Hampton Hills neighborhood is one of the few remaining mostly undisturbed groups of post-war cottages left in Dallas — and many of them were built by one family.

According to local lore, Oak Cliff Realtor Wiley Roberts and his sons took on the post-war housing shortage by committing to building in Hampton Hills. Although the neighborhood was established in the early-to-mid 1920s, the Roberts family put their stamp on the finish-out of the neighborhood, so to speak, by building homes that were asymmetrical in style with an off-center entry, and generally on corner lots.

Our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans is a Hampton Hills cottage, circa 1950, on a corner lot. The spacious three-bedroom, two-bath home has all the original charm you’d expect of a Hampton Hills post-war home, but has been carefully and smartly updated for today’s needs and sensibilities, and is listed by Jason Melton of David Griffin & Company. In Dallas, there are few neighborhoods that are almost universally loved. They are places in which, should a darling home hit the market in your price range, you’d almost assuredly race to put a contract on it. In the pantheon of adorable East Dallas neighborhoods, the M Streets is one such place. These Tudors and traditionals and prairie-style homes, combined with the fantastic location and walkability, are selling points for most of us in love with the neighborhood.

But when key updates make a great home even better? Well, that’s what we see at this Greenland Hills listing from Dave Perry-Miller Real Estate’s Mike Bates, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans. It’s a perfect example of how to update a 1926 brick Tudor without covering up all of the delicious character. See for yourself!

It’s really no surprise that when a Realtor tells you he has a listing on the highly sought after estate block of Mercedes Avenue, the home is a showstopper.

But when Robert Kucharski of the Kucharski Group with David Griffin & Company Realtors is using superlatives like “magnificent,” you best believe him.

And that’s why this Lakewood estate at 6371 Mercedes Avenue was an easy pick as our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans — it’s that magnificent of a home. (more…)

In the older neighborhoods of Dallas — those with historic charm, mature trees, walkable streets, and close proximity to entertainment — one of the biggest complaints is the size of the homes. More often than not, the compromise for great location and period details is a tight fit for your furniture. As one agent put it, in several historic Dallas neighborhoods, the word “charming” is often exchangeable with “claustrophobic.”

However, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans disproves this theory. It’s a four-bedroom, three-bath Greenland Hills Tudor with three living areas with all those charming details and none of the claustrophobia noted listing agent Rob Elmore of Dave Perry-Miller Real Estate. It’s completely adorable from the curb, and thanks to clever updates, it carries that warm and inviting disposition inside.

I’m a longtime admirer of Tom Greico’s designs. This CandysDirt.com Approved Builder is known for his modern homes, which have a signature style. Apparently, I’m not alone.

Tom Greico has a fan club, a following,” says Janelle Alcantara, the listing agent for this Greico-designed home at 3773 Seguin, our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans.

Though Greico has built many custom homes in many locations and in a variety of sizes, he does not build spec homes. He, however, designed this gorgeous Northwest Dallas house, which was built by David St. Germain of Freestyle Custom Homes. It has all of the design sensibilities you’d expect from a Greico-designed home, and some little extras.

I may be in the minority on this view, but it thrills me to see beautiful, well-done, modern and contemporary homes dotting the landscapes that are awash in old ranches and clapboard homes. It adds texture to a neighborhood, showing how our collective tastes have evolved over time. Of course, North Oak Cliff has just recently become Ground Zero for new construction, with East Kessler becoming a hot spot for well-known architects. Our High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans is one such high-style home with a fantastic architectural pedigree.

On average, flipping a home takes between eight to 12 weeks in most markets. This, of course, includes extremely modest projects as well as those that are higher end. It doesn’t sound like a lot of time to really get the feel for a property, to really transform it, to realize its full potential.

That’s what’s so refreshing about Spruce Designs, helmed by David Griffin & Co. agents Micky Carr and Brent Conner. Their latest project at 11705 Parwen in Forest Place is a 1983 ranch that has been carefully reimagined into a beautiful luxury home with so many engaging finishes. The tile alone in this artful single-story home is worth a small fortune, though the attention to detail with the finish-out and floor plan easily make this a worthy High Caliber Home of the Week presented by Lisa Peters of Caliber Home Loans
