Webster Grove HomeToday’s Tuesday Two Hundred is a home in Northwest Dallas that went from cluttered and cramped to contemporary and classy in a substantial recent renovation.

The Webster Grove house at 3233 Dothan Ln., near Royal and Webb Chapel lanes, was an outdated ranch, built in 1961 and looking worn. It’s a 3-2 with 1,625 square feet, but felt smaller.

Sparkman Club-Highland NorthSometimes, house flips get a bad rap. But many flippers make smart choices that turn outdated properties into warm, welcoming homes with lot of amenities.

Today’s Thursday Three Hundred is just such a example. Located in Northwest Dallas at 3506 Warick Dr., near Royal and Marsh lanes, the house sold on Sept. 12, and went back on the market Oct. 2. East Dallas real estateDave Perry-Miller Realtor Scott Kaserman thought the sale on his East Dallas listing at 6051 Penrose Ave. was a done deal when they inked a contract yesterday. But today brought bad news.

“It went into multiple offers and under contract yesterday, only to come back on this morning because the buyer got cold feet,” he said.

So that means this darling Burghers Ballard cottage, located near Mockingbird and Skillman, is back on the market. Winnetka HeightsFor people interested in homes with stories and personality, the Winnetka Heights neighborhood in North Oak Cliff offers hundreds of beautiful examples.

Today’s Thursday Three Hundred is a Craftsman bungalow at 214 N. Edgefield Ave., near Davis and Polk streets. Built in 1924, it has doubtless seen generations of people sit on its wide front porch, looking out at the arching shade trees that line the street.

YouTube marketing

Ebby Halliday Realtor Cynthia Lopez knows a thing or two about smart real estate marketing.

The tech-savvy agent uses YouTube marketing as a way to promote her listings, in addition to the normal online channels, like Zillow, realtor.com, and Trulia.

“All of my listings go on YouTube. Everything nowadays is very visual and when buyers are looking at properties [online], they flip through so many pictures, it can all become a blur,” Lopez said. “I have found the YouTube video brings some life to it and give more a depth. It’s worked really well for my listings, and I get lots of great comments from it.”

YouTube marketing also helps her get houses under contract fast. Take, for example, our Tuesday Two Hundred, a Richardson house at 2001 Linda Ln. Lopez listed it last Thursday and accepted a contract on Saturday. Check out her video here:
