Lofts tend to feel big because of high ceilings, tall windows, and few interior walls dividing up the space. But today’s Thursday Three Hundred really IS a big space—2,296 square feet with polished concrete floors, exposed ductwork, and huge iron windows that hinge open.

Unit 208 at 2220 Canton St. is located near the downtown Dallas Farmers Market in the historic Olive & Myers Furniture Company Building, constructed in 1925. Now called 2220 Canton, the building was renovated for residential living in 1996 by Corgan & Associates (same folks who did the Adam Hats Lofts nearby in Deep Ellum).

Their beautiful work won a Building Design award from the Dallas chapter of the American Institute of Architects. It is one of the few remaining examples of factory architecture in downtown Dallas and the property is now listed as a City of Dallas Landmark.

Residents have access to a concierge during normal business hours, as well as a fitness center in the building and 1/3-mile walking track on the roof.

If stellar downtown views are on your “must-have” list, then today’s Tuesday Two Hundred will exceed your expectations.

With south-facing, eight-foot windows and a rooftop pool deck, the Soco Urban Loft Condo at 1122 Jackson St. No. 904 offers splendid skyline views of downtown Dallas.

But the appeal of this condo isn’t confined to views. Think polished concrete floors, cool-burning LED lighting, a huge custom walk-in California closet with desk and safe, and lots of authentic details that remind you of the building’s 1925 construction (the building was once a railroad terminal and warehouse, completely reimagined as hip condos 11 years ago).

Its price-per-square-foot is $176, which is on the low end compared to the other three, listed at $174, $184, and $209 per square foot. With such a great look and solid price, we think unit 904 won’t be on the market long.

Ashley D. Stanley has positioned herself to be the go-to expert locator for downtown Dallas apartment rentals. She’s a real estate broker and owner of Ashley’s Apartments, an apartment locator service specializing in downtown and nearby areas.

Stanley lives, works, and plays in downtown, and considers herself one of its biggest fans.

“I live at 1900 Elm historical lofts next to Main Street Garden and have an office space out of the Pacific Place building next door, where my commute is through the skywalk, but with the birth of my son this past year I moved everything to my home office,” she said. “I moved my office from Park Cities in July 2013 right after I found out I was pregnant. I knew the downtown market was on the rise.”

Stanley was right: apartments in downtown can hardly get built fast enough to satisfy demand.

“The market is hot, hot, super hot,” she said. “New buildings are popping up and units are being pre-leased, meaning you might go to a showroom, see a spread of photos for their unique finish out, cabinetry, kitchen appliances, flooring, etc. and you are offered a great move in rate with maybe a few free weeks if you sign within 24 to 48 hours.”

But with high demand comes higher rents, and many people feel challenged by the task of finding affordable lease in downtown.
