Luxury HomeSelling homes is a complicated business. You do not simply put a sign in the yard and list a home on MLS. Good Realtors have a team at their fingertips today, and they provide so many services it will make your head spin. Right now, a lot of Realtors are essentially remodeling consultants.

Buyers today, more than ever and in any market, demand a move-in ready home. That means Realtors do a lot more than show houses. They make sure those houses are show-ready. That, more often than not, means getting a team together to update and often gut and remodel entire rooms. Buyers won’t even look at a dated kitchen or bathroom. Don’t get me wrong, the luxury market is much healthier in Dallas than in the rest of the country, but luxury homes are getting a lot of help.

Shortly after the completion of Lakewood Country Club in East Dallas, a house appeared to overlook the rolling fairways with downtown Dallas as a backdrop.

Built by premier Dallas developer Dines and Kraft in 1924, the house at 2203 Cambria Blvd. in the Lakewood Conservation District offers incredible estate living and it is our Inwood Home of the Week. It has four bedrooms, three full bathrooms, one half bath, two living areas, two dining areas, and 3,849 square feet on two stories, as well as a small basement and walk-up attic space on 0.44 acres. There’s even a guest house in back.

“When you look at these homes built in the 1920s, you have to understand what you are getting — they have so much more to offer than most of the new construction on the market because you simply cannot build this sort of quality today as it’s not cost effective,” said Karen Eubank of Eubank Staging who helped prepare the home for sale. “So to be able to purchase a flawlessly maintained home from the ’20s, my goodness, everyone who wants a home in Lakewood should be beating down the door!”

Tasteful and era-appropriate updates delight throughout the house, which was on the Lakewood Home Tour a few years ago. It’s sure to please homebuyers looking for a property with character and high-end features. Bonus for families: this house is in the attendance zone for Lakewood Elementary.

I pass by this gorgeous, gigantic, classic Tudor at 622 Newell Avenue almost every evening as I walk the dogs. Two years ago I did a staging consultation with the sellers and Cassie Evans wrote about it for the blog, so I was surprised to see it back on the market this week.

You see, people tend to never leave Hollywood Heights. They move, but they move within the neighborhood. For example, both of the neighbors across the street from me have moved to larger homes in the neighborhood. And both of their homes sold within 30 days. A house on Monte Vista listed Saturday and went to contract Monday. This is reflective of what’s happening in general with real estate in our market, but Hollywood Heights, specifically, is hotter than ever. (more…)
