Chip

Chip and Joanna Gaines are back for their last season of HGTV’s “Fixer Upper,” which premiered Tuesday night.

While there won’t be a “Flip or Flop Fort Worth” recap this week because it’s a repeat, the HGTV gods are still in a giving mood — Tuesday was the premiere of the first episode of the last season of “Fixer Upper.” (more…)

If you’re a fan of Chip and Joanna Gaines on HGTV’s Fixer Upper, then you know their renovated homes are all near Waco, Texas. It turns out several of the owners of these monuments to shiplap and style showing up on popular rental services AirBnb and VRBO (Vacation Rentals By Owner) as celebrity-designed spaces available by the night.

The cable television stars have made their name creating rustic chic homes in this town about 95 miles south of Dallas. And people from Dallas and around the country are flocking to these homes, according to The Waco Tribune. People come to Waco in part to see the Gaines’ Magnolia Market and take part in the celebrity culture.

Warning: what you are about to see may not be pretty. You may find these photos disturbing. Maybe send the children off to bed, maybe keep a box of Tums nearby, because this is a house that has not been loved. This is a house that you would call Child Protective Services on if it were a person. These pictures may even depress you, remind you of distant times when life was not so rosy, oil prices were even lower than they are now, and interest rates were 18%. You drank a lot more then, had a cigarette or two, and wondered how you would make it to the next month.

Forget the Tums, we need a heap of Prozac in order to look inside this house.

But I’m telling you, if ever there was a house with potential, this one is it.

First of all, location DING DING DING! 7012 Wakefield Street, Merriman Park, on an interior street just west of Abrams, south of Northwest Highway. Square footage: 2052. Can you imagine? For a starter home? (We had 1500.) Almost a quarter of an acre, two-car attached rear entry garage, four bedrooms, two and a half baths, and pier and beam foundation. Built in 1964, the kitchen is plumbed for gas and has, in fact, a gas cooktop.

Lanett Front

We talked about photos this week, and how sometimes a listing photo works against a potential sale, but what about fixer-uppers? You already know you’re going to be looking for outdated and slightly funky properties, so I guess the more photos the better, right?

Well, if you’re in search of a great investment in a fixer-upper, this Lake Highlands home on 1.2 acres (!) is a really great place to start. The price is absolutely right, too, at $445,000. The home is 10752 Lanett Circle, a four-bedroom, three-and-a-half bath traditional in Highland Meadows with more than 2,800 square feet. And guys, this lot is just gigantic. You get a huge pool with a slide, as well as tons of green space!

Once you go inside, though, you see why this home is priced under a half mil. The blue carpet, worn and outdated, has some very funky stains and spots, especially in the kitchen. Also, THERE IS CARPET IN THE KITCHEN. Ugh. That is definitely one of my phobias! Besides that, the cabinets and counters are worn and ugly, and the kitchen and living areas are just coated in ugly wallpaper and dark wood paneling.

The bedrooms and baths, which also have funky dark carpet everywhere, aren’t nearly so bad as the common areas. There are some great built-ins in the bedrooms, too. And there’s a really great sun room that is definitely a selling point for this house. Just imagine how inviting that will be when winter sets in!

The lot, though, that’s the big selling point for me. It’s just gigantic, and there’s a great pool, too. Just go ahead and find a great contractor like Sardone Construction to do a walk-through with you. They can tell you how to convert this ugly house into your dream home!

After seeing my sister gut her master bath this weekend, I am feeling inspired.

Not inspired enough to take a crowbar to a thick iridescent glazed tile walk-in jacuzzi like my sister, but definitely inspired enough to dream about how I could put a little more pep in the step of this sweet, cozy little house a 6452 Lovers Lane in Ridgewood Park marketed by Ebby agent Paula Streiff.

This little house has loads of potential. All it needs, though, is someone patient. Someone to peel back the wallpaper and strip the outdated paneling and window dressings. Someone to give it a good scrubbing and a fresh coat of paint.

Because, really, it’s a good house! It has 1,700 square feet with four bedrooms and two baths. There’s plenty of living space, too, and an eat-in kitchen.

There are somethings, though, that should be left alone. Like the gorgeous off-center fireplace in the living room and the hearth in the kitchen. I have a certain weakness for well-placed exposed brick.

And it’s across the street from both a church and a school and close to shopping. And it’s priced right and $200K even. Takers?
