Saving the Pink Bathrooms in a 1954 Casa View Midcentury Modern

“Save the pink bathrooms” is an oft-heard rallying cry of East Dallas.
That mantra evidently was heard by the sellers of the character-filled Midcentury Modern home at 3114 San Vincente Ave. in Dallas. The bubble-gum pink tile remains in this updated house making a direct call back to the 1950s.
Yes, there are those who would claim that it just can’t be a 1950s home without the pink tile to prove its pedigree. This house also touts other attributes by design that date back to its 1954 origins in East Dallas’ Casa View neighborhood.
“This is one of the super rare Midcentury Moderns in Casa View, but not all the character has been stripped out,” said listing Realtor Kyle Lyon with Briggs Freeman Sotheby’s International.

Casa View Rarity
In its 1,699 square feet, the house stylishly combines both the new features and the midcentury character. Besides the pink tile remaining, the hardwood floors have been refinished and the original bathroom vanity still stands.
“The charm of all that!” Lyon said.
The landscape has been re-imagined, and big-ticket items such as plumbing have been replaced. Lyon, though, remains enamored with the original louvered windows.
“They’re so incredible,” the agent said. “They’re functional. You don’t see windows like that anymore. They’re just gorgeous.”
Another favorite 1950s element that adds character, Lyon said, is the tiered, yet open concept, floor plan.
“The tiers give definition to the living spaces,” he said.

East Dallas Value
The location is another defining trait of this property, priced at $435,000. Just east of the Dallas Arboretum, the Casa View neighborhood bumps up against other desirable neighborhoods. Because the house is tucked into the Casa View enclave, a smaller neighborhood farther from the arboretum, price makes it a bargain, Lyon said. The houses, which are mostly traditional homes, usually run in the $300,000s.
“Honestly, if the house was in Casa Linda or Little Forest Hills, the price would be double,” Lyon said.
For a Midcentury Modern, the house has a lot of what buyers want now. Found in the kitchen are stainless steel appliances, quartz countertops, sleek cabinetry, and an ample breakfast bar. The primary bedroom features an ensuite bathroom with modern fixtures and French doors opening to the private courtyard. Two additional bedrooms offer space for family or could become a home office,

The current owners have added super stylish landscaping for car-stopping curb appeal. The backyard adds more living space with an enclosed patio, modern pavers, and privacy fencing.
“It’s a wow, wow, wow,” Lyon said. “You don’t want to miss your opportunity to own a piece of history that still embodies the quintessential essence of midcentury but also gives you modern convenience. It’s so stunning.”
The house definitely leaves its owners in the pink.
