Oak CliffIf you’ve been saving with that idea that you want to quit renting and buy,  the Tuesday Two Hundred price point is a great one to kick off any search — and it’s where you’ll find houses like this great Craftsman in North Oak Cliff.

“Yes, it’s cute,” you may be thinking. “But North Oak Cliff is hot right now, and there is no way I can afford a house there.”

But if you’ve been saving with the idea of putting down 20 percent, you might be surprised. Let’s do the math: The average two-bedroom apartment is renting for $1,120 right now in Dallas, according to this recent report.

If you put 20 percent down, though, and have a decent credit score and find the right lender, you can potentially be looking at a monthly house payment of $1,245, give or take that credit score (we factored for a 4.2 percent rate) and other variables like property taxes and insurance. (more…)

AllenThis week’s Tuesday Two Hundred, an Allen Traditional with some pretty gorgeous updates, came to us from a Facebook pitch from the staging company — a name we’re starting to see a lot of in these parts.

Sarah Nowak with Blackwood Homes (which is a construction company and a staging company and, well, they really kind of do it all) urged us to check out the home at 923 Cypress Drive last week.

Allen has become a real haven for families looking for a bit of a bargain, but with better proximity for work commutes. Good schools don’t hurt that mix, either — and this home is zoned for the great Reed Elementary School, Curtis Middle School, and Allen High.

SoCoIf you’ve been looking for something with some stellar views of Dallas and some pretty sweet amenities, this week’s Tuesday Two Hundred at the SoCo Lofts is probably going to do the trick.

Unfamiliar with the lofts at 1122 Jackson Street? We wrote about them several years ago, but a quick primer: Constructed in 1926 by Lloyd Whitson and F. Cowderie Dale, it was at one time part of a four-building complex of warehouses for the Gulf, Colorado, and Santa Fe Railroad. Underground tunnels connected the buildings and also allowed trains to enter. Building 3 was demolished eventually, but 1, 2, and 4 remained.

The SoCo Lofts are Building 2, which in previous lives housed the University Club (in the two-story penthouse until the late 30s), WFAA Radio (from the 30s on), and the Garment Center. The building sat vacant by the 80s, and a demo order was issued in 1987, but by 1988, it and building 1 were named Dallas landmarks. By 1997, it was on the National Register of Historic Places. Midway HollowIt wasn’t but maybe four or five years ago that you could get a three-bedroom, one bath house in Midway Hollow for around $150,000ish. And while that’s not the case anymore, there are still homes to be had in the under $300,000 price range that place you in the hot neighborhood.

And for those that are unfamiliar, Midway Hollow has become hot for several reasons — you still have great tree-lined streets in a walkable, friendly neighborhood, with a robust crime watch group and an extended neighborhood patrol, three great Dallas ISD elementary schools serve the neighborhood, and it’s close to so much, including plenty of grocery options, dining, and recreation.

Ridglea HillsYes, yes, we know we just threw two groan-worthy puns in a headline, but seriously — this Ridglea Hills corner lot home is one of those houses you’ll be very sorry you didn’t jump on (see what we did there?) immediately.

We’d be remiss, however, not to mention this backyard at 6478 Lindell Avenue in Fort Worth. Yes, the house is updated, adorable, and ready for move-in, but it’s Easter, and this yard — from the lush grass to the covered back porch with ceiling fans to cut that Texas heat — is just begging for the Easter Bunny to visit and hide a few eggs.

HexterHexter Elementary is one of those schools that is consistently asked about when people consider moving to East Dallas. With its robust parental involvement, and the fact that it is a Blue Ribbon school, there’s a lot of reasons to seek it out.

And given that the homes in the area can be some of the more affordable choices in Dallas, falling in that $200,000 range at the low point, it’s easy to see why young families flock there. (more…)

It’s not always easy to find a move-in ready home near White Rock Lake for a sensible price point, but this week’s Tuesday Two Hundred is a charming Midcentury Cottage in Alger Park that has been thoroughly updated, and comes with bonus square footage.

GreenvilleIf you’ve gone to the annual Saint Patrick’s Day Parade on Greenville Avenue at least once, you know that parking can be a bit at a premium — so for this week’s Tuesday Two Hundred, we were on the hunt for a great pad within walking distance to the parade.

And we found it. No need to move your car if you live in this two-bedroom, two-and-a-half bath, ground-level condo in the gated University Crossroads — it’s literally at the corner of Greenville Avenue and East Mockingbird Lane, and a quick walk up to the end of the parade route at SMU Boulevard and Greenville.
