Sorry for the delay, between T.O. and Kwame Kilpatrick, I’ve had my hands full. You know that location is the primary corollary of real estate, right? You know you can change almost anything with paint, hammers, nails, sheetrock, fabric, even tarps. So what if you got a home that was not just purely, sheerly orgasmic but also located in a location that is just perfect?

There’s a word for that. They call it SOLD.

Which I predict will be the status of 4445 College Park very, very soon. I swung by yesterday and was amazed at the location — the Town North YMCA is like five steps away, Good Shepherd Episcopal a nice walk, and even Hockaday would be an easy bike ride. And let me tell you, living near any private school in Dallas just adds an instant $100,000 in value to a home. We lived five doors from St. Marks on Brookview while building our home, and my son walked to school. It was heaven, especially the day he came home from his freshman camping trip — 5 days in the wilderness without a shower! Think I wanted him in my car? So not only do you cut your carpooling time in half, you have tennis courts, tracks, everything right there. This home is located on a College Park corner, tucked away from the greenbelt/power lines, but the Y is right around the corner.

Now, for the house: smooth, clean contemporary everywhere with a few bursts of color. Four bedrooms, three and a half baths, and I think I saw an extra half bath snuggled in there, a 4390 square foot ranch on a private third acre lot with fluffy shade trees, nice landscaping. While the ranch home was built in 1955, the home was essentially re-built from the studs in 1995 with clean lines, lots of natural light, wired for sound and Smart Home systems, an open floor plan, plus all the details and cool finishes. Listed with Becky Frey, it’s priced at $1, 175,000 and judging from the throngs who passed through it this weekend, this home is a real home run.
