PeninsulaIt is no secret we are in love with The Peninsula, a small finger of East Dallas dirt that stretches around White Rock Lake’s eastern shore just off Buckner Boulevard. We write about almost every home that hits the market there for several reasons: It’s so hot, properties barely last on the market.

In fact, you almost have to snap them up as a hip pocket, they go so fast.

The area is huge with downsizing Baby Boomers who just want to be at the lake without the driving. In fact, we know several residents on The Peninsula who have left the Park Cities and North Dallas to be here.

And the area is huge with young families who want to raise their kiddos in a nature preserve as much as possible.

And this home is one of the best.

First of all, location and VIEW!  Most Peninsula homes build a second story look-out porch to see the lake.

In this home located at 9431 Waterview Road, you see the lake from your back-yard. There is backyard gate access to the jogging-bike trail that zig-zags across the shore. Or you can carry your kayak to the water’s edge and paddle in. Who wouldn’t want to be able to do a little sailing every single day?

Look at this charming, neat-as-a-pin, well-decorated, freshly painted three-bedroom and two-refinished-baths ranch in Northwest Dallas. I know what you will think: God that’s adorable! Storybook cottage, Property Brothers style. The home is located west of Marsh Lane south of Royal Lane. It’s on a juicy, .22-acre treed lot. The trees are abundant in this part of town, I know because…

We once lived in Northwest Dallas!

Our very first home in Dallas was at 3550 Ainsworth, north of Royal, but same wonderful quadrant of town. We moved in fresh from New York City (after a very short stint in an Oak Lawn apartment with aluminum wiring!) and dinner was served, courtesy of our neighbors, who still live next door to that Ainsworth house this day! I was blown away by the neighborhood kindness: dinners, cocktails, wine, party invitations, warmth. And when the time came for a poor, medical-school-debt-burdened OB resident’s family to have their first child, a crib was given to us by one neighbor, freshly re-painted by another. There were plenty of moms to offer parenting advice when the ‘rents and in-laws were 1,200 miles away!

I tell you this because 3480 Timberview, listed for $335,000 (reduced from $350,000) has this same spirit and is so much more than cute photos (with a cute agent, Rustin James.)

Meadow-Road-IHOTW

It has been said, well, maybe whispered, that all the new-ish homes in Preston Hollow (east of Preston) look alike.

And there may be a certain ring of truth to that. After all, you start with a lot that is about 100 feet wide, 150 feet deep give or take a few inches. What can you do with it? Cram as much downstairs living as you can, but inevitably, the master will go up if the common rooms get too roomy. And then you are forced to a very basic layout: walk in, see the family room with attached kitchen ahead, living to the right, dining to the left, a study and butler’s pantry stuck somewhere nearby.

That is your basic Preston Hollow floor-plan.

That is why 6615 Meadow is worth not just a second look, but a third. And a fourth or fifth.

One of the best kept secrets of why Dallas is such a home-lover’s paradise is that we can have a totally country-suburban feel right in the heart of town. I should really have made you guess the location of this fabulous home before I spilled the beans: Oak Lawn Heights.

Honestly, I had no idea these creekside one-half acre lots of heavenly glory existed in this little nook in-between Cedar Springs and Maple Avenue. They are all accessible to, oh my God, you name it: Parkland Hospital, UT Southwestern, the Hospital District, West Village, Knox Henderson, Oak Lawn, the Trinity Strand and Katy Trails, even Highland Park Village. You have no idea here that multi-family has even been invented much less found its way to Dallas a few blocks away. No sir, this little enclave is just as treed and peaceful and private as it was back in 1941 when the home was built. (more…)

I always told our kids that, in our family, C’s were not acceptable. This was an A or B house. (Call me an early Tiger Mom!) But I may have to tweak my  House Rules for this angel of a new home at 7243 Casa Loma, in  the C Streets.
