The Trinity Trails — concrete and crushed granite paths that follow the Trinity River — are yet one more tremendous benefit to Fort Worth living.

If you have ever been to Austin and seen the vibrant gatherings of walkers, joggers, or cyclists along Town Lake, you will have a glimpse of what the Trinity Trails strive to become.

In recent year numerous shops, restaurants, outdoor venues and residential establishments have popped up throughout the Fort Worth fully taking advantage of the natural beauty of the Trinity River and trails.

(Assuming the federal government bails out one grossly over-budgeted project involving the Trinity River, in time there will be even more commerce along the Trails — but let’s get into political graft, greed, and nepotism at a later date)

The Bow Tie Realtor will successfully predict tasty 2019 happenings in Tarrant County … buckle up

Before we look into the crystal ball for 2019, let’s take a quick look at the Bow Tie Realtor 2018 Tarrant County Predictions.

Prediction No. 1: Median Sales Price Will Rise

Correct Prediction — According to The Real Estate Center at Texas A&M University, the median sales price in 2017 for Tarrant County was approximately $217,000.  The median sales price for Tarrant County in 2018 thus far shows to be $229,500.  (Note: Stats for December 2018 have not yet been published.)

Sales in the Tarrant County luxury home market were fewer and further between…but they still happened

Prediction No. 2: The Luxury Market Will Be Slower

Sort of Correct Prediction — Statistics show that the average days on market for luxury homes priced $750,000 and above were about the same from 2017 to 2018.  Ask any real estate agent in the with knowledge of that market and they’ll tell you sales definitely took longer.  It felt that homes took an eternity to sell and went through a number of price reductions.

In the real estate business, it seems as if the seller and buyer are rarely on the same page.  When the market is strong and inventory is low (like now) the seller usually wants to command top dollar for their dwelling.  Likewise when the market is soft and there is too much inventory (2009-2012) the buyer really wants to stick it to the seller and make ridiculous offers on homes.
